I've done it twice. Lived mortgage-free for a few years in my condo before getting married. And then living mortgage-free again about ~5 years after getting married. It's pretty sweet to live with a DGAF mindset regarding the biggest financial burden most people have to deal with all their lives.

And pretty sure our market is similar to yours with regards to longterm increase in house values. Our house has gone up 3.5x in the 18 years since my wife purchased it. And on top of that it doesn't have to be an either (house) versus or (stocks) situation; if you run well you can do a bit of both (and obviously lean to your preference).

My covid test came back not detected. I may take an antibodies test in a few week to see if it detects anything. I still think I probably had covid. Doubtful it's the flu and hopeful it's not something more serious like a heart issue.

The aversion to "open borders" puzzles me given that the 49th parallel is for all intents and purposes wide ****ing open when not in a pandemic. Europe's borders are really wide open - 15 years ago I drove from Germany into the Czech Republic past about 20 armed guards (rifles) who gave me all kinds of crap because I stopped to make sure everything was cool.
