Yeah, do a search on this topic. It was a common topic a year or two ago.

The V is all suites. In other words, you can't book anything that they don't call a suite. The B, by contrast, has regular rooms and suites. Eco is right in that the V will let you get the poker rate on their "regular room" which is is the lowest level suite.

Venetian poker room rate is for the smallest king bed or 2 queen bed rooms:

Last time I used the Bellagio poker room rate it was 99$ for weekdays. Could have changed in the last year though.

Its the part of your post requesting "well protected home values" that spurred the question regarding your seriousness.

I see... I didn't understand the comment accurately then. I have to say, in any real estate market there are usually areas where prices are more insulated than the other against market fluctuations. I guess my comment was to those that might know, are there areas OTHER THAN summerlin that are so insulated?

I understand that you guys are hurting, but really... at these levels speculators are coming in and sales are beginning to firm up from what I have been seeing over the last 2 months. is that a guarantee against further retrenchment, hell no... are we near or at the bottom, probably very close to it... does this help those who are up side down in homes, not by a damn stretch.

Re: Clubs in the winter

How is XS? I've only been in the summer.

Booking dance floor tables for a weekend in January and just auto-defaulted to XS. Do they close the big doors/windows to the outside? Is it not the XS of summer? Somewhere else we should consider?

XS is still XS, they close the outside area down, but that's not your focus if you're booking a dancefloor table anyways. I think Surrender suffers A LOT more from being an indoor outdoor club than XS. No club in Vegas is the same as it is during the summer, but they're still busy.

I stayed at IP the weekend before Christmas weekend. I could here a guy and a girl yelling at each other from the other side of the complex at 6am or so. The shower had no pressure. It was clean. Internet? You are in Vegas leave the computer at home or get a smart phone.

Vegas has about hit the floor if it's not already there, and if you're okay with holding it for 5+ years, then you'll be fine. Houses aren't going to appreciate much in the next 5, but they won't fall much if at all either.

To answer your question, you may consider Southern Highlands down south on the 15. Houses are extremely cheap down there, and while you're speculating a bit that Vegas will expand south if it does expand at all, they're so discounted right now that you aren't likely to lose hardly any money in a worst case scenario. On the right house, you can also bid about 15% less than list and still get a sale.

Full disclosure: I'm not a realtor, and I have no financial interest in Southern Highlands. I'm merely an attorney who has a number of friends who do transactional work for some high volume speculators in SoCal that love Southern Highlands as a value buy in Vegas. YMMV.

I hear what you are saying, and read you loud and clear. My goal is to buy my primary then begin looking for rental properties in "more reasonable" areas.

Not sure I see buying in vegas as an investment, specially over the short term, but I do want to protect my investment from further erosion while having a nice place to live while playing poker FT.

Vegas' future relies on one thing.. getting water. Pretty big issue already. Can't see it getting better in the next 10 years either. And if it doesn't.. bye bye casinos and desert town.. hello Cali and AZ.

imo

You know that (southern) CA and AZ get their water from the same place as LV, right? All of the states that draw from the Colorado are suffering / will suffer.

The fundamental problem is that the water allocations were made when the Colorado River was running at an all-time high in the early 1900's. I mean, technically, it's not even a river any more because it doesn't reach the ocean - it should be the Colorado Lake.

Planning a Bachelor party in late May. A group of about 15-20 dudes that all like to party. Havent been to Vegas in about 7 years and was looking for advice on hotel that will be a good place to party, have a pool, poker etc and offer a younger crowd. We all are mostly in late 20s.

Not looking to get out of control as far as room costs, but also dont want to stay in something cheap/dirty.

A friend of mine recommended MGM. Thoughts? Opinions
