Also, eviction is a legal action. Just because he files it does not mean it is granted. Future landlords could learn about it if he was successful, but only because it is a public record. So not sure what you mean by your record. It would be a civil claim though, not a criminal matter unless MN has some weird criminal eviction statute. GF and I both think it would have to be a breach of contract claim since you are not in possession of the property, but I don't really want to research it because I'm trying to drink for LSU.

If it were me (living in MN), which is the framework in which I am viewing/discussing all of this, I would lol if he threatened eviction because I'd know he's going to be wasting two bills right off the bat unless someone catches the lack of possession issue and hence that evicton may be a filing, and then I'd have the back-up dismissal ground of lack of notice. That is just me though, because if **** hit the fan I could both handle it cheaply and would probably net positively enjoy the whole process even if I had to pay money in the end because I would know that I probably really pissed someone off in the process. And that someone is a person that turns the screws on clueless people like you.
