Your ignorance about the Las Vegas market is evident in
every single attribute you offer:
1. The rake is pretty much uniform across all poker rooms there.
2. The price of rooms across the hotels in Las Vegas is pretty independent of whether one or more casinos in town offer X number of poker tables.
3. Drinks are free for poker players
4. traffic is a non-distinguishing attribute, especially in the age of uber. Fwiw, pretty much every Strip hotel is best approached from the East or West, not by driving much on the Strip.
5. Parking is generally free for regular players,or, alternatively, see uber above.
Your main idea, aside from your being an "idea man", is to build a poker themed hotel in the air, not in Las Vegas.
