Leon it looks awesome, great job letting run good pay for it at the Wynn. Three items I would add long term, which are on my list the next year at our house. A nice grill. Better furniture. A horizontal composite fence.

Thank you for letting us live vicariously through you. And thanks for the back yard update, it’s motivated me to get mine finished too!

Trying to place the location from the mountains in the background.
I’m leaning either Poway or La Mesa

Looks good

Yeah, for that much money I expected a pool filled with half-nekkid mermaids.

Judging from all the cactuses, he really wants to live in the desert. Move to my hometown, Leon! We have a severe shortage of doctors here.

Thanks for the comments everyone, I don't have any strong feelings one way or the other on anything.

We already have a grill, it's on one of the upstairs balconies for easier access to the kitchen. It would be pretty sweet to have an amazing dedicated outdoor set up though. That'll have to wait for another dealt 4AWAK.

Had a hot tub in our first house, we honestly never used it and ended up selling it. Eventually the goal is to get better outdoor furniture etc so we can entertain, what's pictured is simply the leftover cheap stuff we had from before. Now that the yard itself is done we can move on to other stuff. As before I'll let my wife drive that process (give me a roof, air conditioning and wifi and I'm good).

Leon,

Is your place one of those houses where the kitchen, living room and dining are “upstairs” at street level (where the main entrance is) and the bedrooms, office and such are actually downstairs. So from the street your house looks like a one story but it’s actually 2?

Sort of, yes. Those pics are of the back of the house. Main/"first floor" is kitchen, living rooms, bed rooms etc. Lower level is the family/rec room. If you walked in from the front/driveway you'd only see the upper level, stairs to lower level and then windows with a view of the back.

Depending on the state you're playing in, they DO auto hold state taxes. I know this is the case in Louisiana because I hit a handpay there last week and they held back state taxes from the cash handpay they gave me.

That's like 70% mulch, 20% stone, and 10% grass? That would drive me crazy.

Unless you're a dog that's the way to go.

I was teasing, and see the value. Grading, retaining walls, curved pave steps, pavers, plantings are all seriously labor intensive.

Enjoy it!

When you are set to entertain, tell your friends it is the

ACES KICKER COURTYARD

has a nice double entendre meaning to it

Good to know...I only know CA and NV, so I incorrectly assumed the same would be true for the other States. I also forget that there are some States that don’t let you deduct gambling losses, from gambling wins either.

Cali prices must be insane. Had a friend spend under 100k on a backyard and get a large pool with a grotto, in ground hot tub and landscaping for a huge backyard. Granted this is flyover country (okc) but the difference is something else. That being said I would rather live in california regardles of the backyard than where I live so there is that.

Dude, can you quote without pics? We don't need the same pics 12x on one page.

I haven’t used a computer to browse forums in a long time, but using Tapatalk on a phone condenses all quotes...his entire post, with the quote, fit within my phone screen...

Random hits Apr and May 2019

Just bc it's been a while... we're planning on visiting the Wynn in July with a bunch of friends. I'm still a degen but the appeal has definitely worn off. I came in May with my sons, got raped to the tune of ~20k and almost as bad, really definitively established there's just nothing to play at the Wynn anymore. The two full pay machines in hi limit are always full with other people trying to play on an optimal machine, and even those machines don't have regular 'ol TDB at 1$ credits. So I'm playing either spin, UX or DSTP where the variance is through the roof- and if I run cold as I did in May I just hemorrhage money.

To add insult to injury, the Wynn went ahead and removed the former full pay, old school machines ("my" machines) and replaced them entirely with slots. Sure, they weren't full pay any more anyways so it doesn't make a difference from that standpoint, but it certainly marks the end of an era unambiguously. It's like a former friend, that sort of turns into an *******, but you're still not sure so you keep hoping... but then eventually get shown beyond a shadow of a doubt that he's no longer a friend. Sigh...

Anyways, here are some sweet hits from the last two months.

Pretty sure I haven't posted this one. The royal on the bottom makes it that much prettier.

Seriously good rate of return here. Wish I could always run this good.

Went to flip poker on this day when regular multiline TDB was so bad, it literally was like the machine was trying to torture me. 40+ line trip draws, never make quads, etc etc. Really needed this save.

TL,DR: STILL STUCK for April and May even without the Wynn trip. Doom switch has definitely been activated. Still alive though.

Since 1977. Ugh. $5000 would be the rough inflation adjusted amount.

Nice job on the yard! And the run that helped fund it!

And bummer you've given some back lately, but nice Flip and Pay hit! Keep it up before they dump the game! 8/5 TDB Flip and Pay is actually 99.4%...
