Only a few hands in, never played with villain before.

Hero bets $1.85, CO calls $1.85

Turn: ($6.05, 2 players) 9
Hero bets $4.35, CO raises to $12.00, Hero???

I would have 10.89 left if I just call his raise. I believe he is pot committed and not folding. It seems like he has a set.
Is there any reason to just call here and see what the river brings? Or is this a simple raise all in because of my gutshot, flush draw, and 2 overs?

Getting raised on the turn on this board, chances are he's almost never folding his hand to a rivershove of 1/3 PS.
Since he looks so strong, I believe your FE is very low & the overs are no real outs.
Still you basically have to pay $7.65 and have 12 nutsy outs to a final pot of $50 - I call and push rivers which make my hand > 1 pair.

Jh,9h aren't good anywhere close to all the time. Also small but non-zero chance he has Ah8h, Ah9h, AhTh or AhJh.

I did a little maths and looks like a marginal fold if you put him on a strong range but in game call of course because lol gamble.

I'd think he'd raise a FD on flop or call both flop and turn.. but you're obv right about his sets.. that would be 10 outs..
But yeah if he can play Axhh like this often it really would be a fold.
