Villain is an unknown. Just sat at the table. Reason I raised was to steal. I have some analysis on each street in italics.

Grabbed by Holdem Manager
NL Holdem $0.25(BB) Replayer
SB ($25)
Hero ($25)
UTG ($22.68)
UTG+1 ($25.13)
UTG+2 ($25.22)
MP1 ($25)
CO ($25)
BTN ($27.93)

Dealt to Hero K A

UTG calls $0.25, fold, fold, fold, CO calls $0.25, fold, fold, Hero raises to $1.75, UTG calls $1.50, CO calls $1.50
Raised here to steal. Hoping to take it down PF. So when the limpers obviously it's too wide of range but anything from SC's, PP, AQ, KJs etc

FLOP ($5.35) 4 9 5

Hero bets $3.25, UTG calls $3.25, CO folds
A pretty good spot to Cbet to see where we are. It does hit the set mining range. I don't like it when i get called. This could have been easily a FD, set, overpair, etc

TURN ($11.85) 4 9 5 K

Hero bets $4.25, UTG calls $4.25
Pretty good card for me, except for the fact that the flush got there. I bet and not sure what to expect but now that he just called it's either I have him crushed or he has me crushed. He could easily have pair/FD

RIVER ($20.35) 4 9 5 K 3

Hero checks, UTG bets $13.43 (AI), Hero calls $13.43
I check hoping to get to SD. When he shoves like I said on the turn, I think it's one of those situations that he either has a flush/set or else i have him beat. At the end here I think I was getting the right price to call. I guess looking at this decision if I had planned for c/c on a shove then i probably should have lead out OTR

I play at lower stakes but would play this weak-tight on turn/river - checking and folding to large bets.

Your thinking is flawed. You raise pre for value. Flop Cbet is meh on this board 3way OOP, c/f is prob best. Turn b/f for value, but make it bigger, any backdoor draws need to be charged, worse hands will maybe pay. River c/c is the worst line to take....most hands that might call a bet will probably check behind and take a showdown. Either b/f or c/f, probably b/f.

Oops sorry you are absolutely correct about value. Yea after looking at the hand and as stated in my thinking that I probably should have b/f the river.

I don't think you can b/f the river given he only has a $13 stack on a $20 pot.

def agree with this. You're raising pf for value, but this is an ugly spot for a cbet into two people. If you get called, it bloats the pot up to a point where stacks are less than twice the size of the pot, which makes the turn suck, cause the pot's so bloated at this point and you have a fairly mediocre hand OOP. At this point, you might be better off c/f'ing or c/c'ing to a small bet. I dunno about b/f'ing the river tho, the pot's pretty big, and if you even bet 25 percent of the pot an all in raise is gonna be offering 3.75-1. In the end, you're probably better off c/f'ing the river. the 2.5-1 odds might be tempting, but you don't really want to be playing TPTK on this board for stacks against an unknown.

As others have said, preflop is fine but I would check/fold this flop OOP in a 3-way pot. UTG/CO's ranges are wide here, but are probably something like 22-TT, 65s-KQs, random suited broadways. A lot of this range is going to continue on this type of flop vs. a c-bet.
