Ugly as hate x/c and then x/f river if nothing changes, but think I do likely x/c in this case unless he does something like pot it or shove.

Oh and agree about 3bet. This habit of players min-raising BTN for cheap 3bet, charge them for it. Raise more.

You can't really c/f here I don't think. Many villains will just bet anything here if you check. They will assume their AQ or AT is good here when you check the turn and fire a bet because they have no idea what's going on. If he fires a decent size again on the river then you can fold.

considering he's tight, probably c/f. Most other players I'd c/c but not with those tight stats.

Value bet - no, not against this nit.
I would check call and check fold river if he bets again.
Check fold looks a bit weak, but it's probably pretty close.

Those hands from this villain type are checking like 95% of the time.

x/f turn. The only hands that bet the turn when you're ahead are pure floats which he just doesn't have on this board enough of the time. And betting for value is too thin. This board is gross and villain is nitty taggish. I'd expect it to check through a ton and win at showdown.

Edit: if his fold to 3bet is obscenely low, betting turn could have merit

Also if his fold to Cbet is obscenely low, c/c could have merit.
