Just being generally strange or unfriendly in some way seems the most common sense approach that can't lose you your lease. Make strange spastic movements, talk to yourself, etc. out of view of the person showing apartment if you get the chance. If the person takes it anyway, you'll have a good story to laugh about later.

Or the lathe, which is still my favorite non-strat thread ever on these forums.

How has nobody gone the alternate route and suggested you make it look like you're trying too hard to GET a roommate and not scare one away? Talk about how you will be best friends and do all sorts of fun roommate things and how you like house meetings and potlucks. This **** always scared me away more than a messy house or something when looking for a place.

I like this idea. High five him/her the second they get there. Follow around, talk about the bars you two can visit, what kind of furniture you can buy together etc.

Tell them that someone died in that room and that you've had other people live in there before but not for long. If they don't seem bothered, then mention giant spiders. Boys are scared of spiders.

Make some rice crispy treats in case it's a girl. mmmm

But in all seriousness, if you mention mold and blah blah management just covering it with paint. It will scare them off pretty fast.

When I moved into my place, I graffitie'd one of the bedrooms, thinking it would be artistic. But it's just awful. That would definately ward away any prospective roommates. If that's not possible because of landlord or whatever, then...

Gay it up. It maybe 2013 but not alot of dudes would wanna live with a gay person by themselves. Its the best solution to go for because your not doing anything illegal and your not being a racist. Go out and get some super tight clothes and if anything you'll end up with a female roommate.
