Yeah I think that green thing is the flow limiter. They come in different colors for different flows

Removed green thing. No improvement. Sad.

Pretty sure the thing in the other pipe shaped like a plus is a magnet attached to a spring that blocks the water when you turn the mode handle. Which is cool to have figured out, but not helpful to water pressure.

As far as I can tell all the valves on the main water line or leading to and from the water heater are open all the way.

and if the symptoms are only impacting 1 fixture in the entire home, there's a very local cause - cartridge ... some sort of assembly from among the many different components, stems, knobs, disco orbs

simple functionality in the future, as opposed to all that complexity imo

Thanks, Schlitz, for the directional advice.

It took me a bit to figure out how to get the trim all off, but when I got there I believe I found this: https://www.grohe.us/Rough-Valve-Spa...HROME-47860000. Which I could figure out how to remove, but not how to disassemble to try to find any interior filters.

There was some crud on the circular filters, and I cleaned that.

(I think) more importantly, the left hand water line that connected into this thing had just some random plastic hanging loose (kind of like a shred of a thick plastic bag)? It felt clearly not supposed to be there, so I got rid of it, put the thing back together enough to test it, was impressed by the results, and put everything back in place (after a nice cleaning).

If I were more confident I would try to turn off the water further upstream, open the water line that had the plastic stuck in it, and make sure there isn't more up there. I'd only turned off the line with the screw immediately next to the pressure control, so couldn't open the line without spraying water all over the place. At least next time I'll know where to look, and now I have the confidence that if I need to replace this pressure thing I know it's a 10 minute job.

indexed to inflation, the monthly mortgage payments we're making in 2021 are $400 less than the equivalent payments in 2009 when we signed the mortgage. also have to factor in the interest rate, appreciation, expenses, etc. what other considerations do you have in mind?

Our first house we purchase with an FHA loan with only $3000 down. Over the years through refinancing, HELOC, selling, purchasing new, selling and purchasing again, we've taken at least $250k out and have considerable equity in a valuable asset without coming up with any money out of our other funds. I'll gladly pay monthly mortgage interest in exchange for that rate of return.

Congratulations, MSchu. Out of curiosity, was it difficult for the bank to come up with your final payment amount?

My bank had a local branch, so I just stopped in after work when I was ready to pay it off. 45 minutes later, after several phone calls, they finally decided on the amount.

I'm thinking, "You know what my balance is, and the rate at which daily interest accumulates. How can it take more than five minutes to come up with an answer?"

It's nice to have to just budget 1/12 of insurance and property taxes each month for housing. Enjoy!

Has anyone here done for sale by owner and can walk me through what I need to do?

I bought a house for $140k, put in ~$7k for remodeling/upgrades and can easily sale it for $165k+. The average sale price in my neighborhood is $171k. Realtor fees would be $9,900 which would only leave me a profit of $8,100. My plan for this house was to make a $20-$25k profit after a few years; being out of work for almost a year is forcing me to sale sooner than I intended and I don't want to give up any profit to a realtor.

My plan is to put the house up for sale in May because it has a pool and I have to have it sold by August if I'm still out of work.

i think 'hard' is in the eye of the beholder. it can be a complicated process that involves having specific knowledge. it's not impossible to learn but most people have little time to do so. if you have a lot of free time, it will probably be easier to figure it out than if you work 60 hours/week.

like anytime you're hiring a professional - you're paying for their experience/expertise and their time/effort. blah blah blah $1 to turn the screw, $99 dollars to know which screw to turn.

IME most of the technical knowledge in a real estate transaction is held by people who work at the escrow and title companies and sometimes a transaction coordinator while the realtor really knows about marketing, presentation, and has a good network. This is especially true of more successful realtors.

eta: My experience includes about 8 years as a real estate appraiser and a several years as a barely practicing real estate broker, personally bought and sold 6 properties too.

Well if that's the case I'll just head down to the tax office and ask a bunch of questions to get me going.
It's a small town with limited houses for sale and everyone dropping their kids at three different schools pass my house every morning; there won't be a huge need for marketing.

I'm. It paying $10k for someone to put a sign in my yard and post pictures of my house.
