Absolutely great replies thank you guys so much. He told me yesterday just to "get whatever papers drawn up to make sure you get the house and we'll sign them" and thats where we're at. Talked to a longtime real estate agent friend of ours and she is getting me into contact with some type of attorney and Im gonna have a sit down and we're gonna figure this all out. My father is acting now like no big deal no big deal whatever you need so that is good but its also kinda like where the hell has this attitude been.

Like the last rickroller post said I dont really believe hes done all this out of malice or even intentional, he just feels he "knows best" on all aspects and is a super busy guy and this all takes time and is wayyyyy down his priority list. The real fight between us comes when he says he doesnt think the wife will screw me when he's gone if she can. The wife and I have openly hated each other for 20 years and have not even said one word to each other in over ten (granted we're only in the same room maybe 2 hours a year) so for him to act so naive about the situation is infuriating cuz he's not a naive guy at all hes just bullshitting me cuz he doesnt wanna admit it.

So this seemingly may now all be just paperwork away from being solved but its still just all talk for now, once I see this lawyer that should change


I knew I could count on this forum to give me some real honest serious advice I really appreciate it guys

Definitely get it done now. OOT has experience with things getting ugly when value is at stake in an estate.

Heres the deal, my house is valued about 790k right now per zillow and we owe about 262k. Basically everything is in his name now so if he dies tomorrow she obviously gets it all. He wants me to get a lawyer to draw up some kind of quitclaim or contract or something saying if he passes that everything involved with this house goes to me. wait, doesnt HIS lawyer need to do this for him since its essentially is title/deed/house and his lawyer and him would need to put this in a will or offiical document? what options would an outside lawyer of yours have with this? or do you need one to help facilitate

due to grandparents having most wealth tied up into a single property, the estate was always going to be very assymetrical

my mother had a very difficult relationship with my grandmother, she had genuine concern after my grandfather passed that she'd be written out of the will

instead, the will was unchanged, dated back several decades to when my grandfather was still living

my mother received a house and property now worth several million, my aunt received all cash balances which was a few hundred thousand and was given carte blanche to take whatever items she wanted - she left many expensive things like grandfather clocks, china, stamp collection worth over 50k

she and my mother are no longer talking to each other because of an outdoor lamp that my aunt took that would cost maybe $5 to replace at an antique store - my mother refuses to acknowledge that she inherited the lions share and views my aunt as a thief and they now hate each other and spent tens of thousands of dollars in court over items worth <$100

all of the children on both sides tried to mediate, get them to see how ridiculous everything is, etc etc to no avail

people get weird with inheritances - best to settle this stuff now instead of leaving it up until that moment, especially if it's already yours

You can easily just check your credit with equifax, transunion and experian. If there are liens against you, they probably are listed there.
I owned a house before I was married 30 years ago. My wife always nagged me to put her on the deed. I never did, told her I was not paying for a lawyer
to do this, there is zero upside to doing this for me. But I could of. I said next house we buy together and leave it that. I kept my word. I am only one on the mortgage.
But she owns half the house.
I am a financial advisor and most experienced advisors would be able coordinate all the professionals you need to answer any financial question or concern you need addressed.
Most have a team of local CPAs and Estate Planning attorneys they work with who refer clients back and forth with the advisor being the QB of the team and help to explain everything in an easy to understand way.
