Not sure why nobody else has suggested BS go door to door selling these doors + install to his new neighbors. When they sell their houses the values will jump $15k-$20k higher which means his home price after his door install could jump an additional $40k.

Maybe offer a "BS Combo" to some neighbors where you could install a fancy door that walks out onto a putting green that you built. #homerun
