The benefit of living in a big city is that you can sell drugs. I also think it’s much easier to network professionally in cities, plus its a lot easier to find partners that make a decent living. Living in a city is a lot of fun if you have money and are attractive

$3600 a year (or more) to park in a garage is not the business tho

i lived in Philly for 2 years, was 0-3 from the above list, but i had a blast. it was awesome to have so much in a short walk, food, drinks, entertainment, hell, even things you don't think about like a barber. i lived about 4 blocks from Independence Hall/Liberty Bell, it was super cool to walk around so much history all the time. everywhere i went, i was always walking past something that was awesome

We probably mixed our signals a bit.

Eldest stepdaughter (no kids, has a serious boyfriend who is fixing up an inherited house but who knows what the future brings) ended up purchasing a condo yesterday. Was cheaper than I thought she was doing, mid $400Ks. She still has a few subjects, blah blah blah to clear, and she has to see where she is life-wise when it actually finishes building this fall as to whether she lives in it for a while versus starts renting it out right away (pros/cons both ways).

Youngest stepdaughter (with husband + kid) is also thinking of getting into the market, and they're the ones looking to go halfers with another couple on a house. They're just in the beginning stages of going down this road, and who knows how far they get as this isn't the first road they've attempted to go down.

I grew up on lake; house was on actual lakefront property, so pretty much in the water all summer and on the ice all winter. Nothing is more soul crushing at this stage in my life than being trapped in the suburbs with no quick easy access to my own personal lake playground like I had growing up. Ocean is only a 30 minute drive from my doorstep, but not really the same (don't think our ocean is quite the same playground as yours is).

I guess when I see ‘drugs’ the minimum I think of is weed. Booze, while obv a drug of sorts, I was well over 21 when I lived there

We did a bunch of things. A lot of it revolved around food and bar hopping though. We lived so close to probably like 15 or 20 bars that whenever any of the females in the group needed the restroom, they typically just went back to my gf (now wife) and my apartment. we lived around the block from a lot of stores, a theater, gyms, etc that we would go to all the time. Like I mentioned earlier, going to see things of historical value.

We actually ended up getting married across the street from independence hall. I can say, without a doubt, the best decision for a wedding was having it in walking distance of my apartment. I slept in my own bed the night before and walked to my wedding the day of.


I can def understand not liking it though. My wife soured on it after a bit. She walked dogs as a part time gig and on numerous occasions walked into alleys that homeless people were peeing in. Our dog was not raised in a city setting so she didn’t understand things like bikes, skateboards, rollerblades and horses (Philly has horse drawn carriages) that she would freak out when she saw them, which was often.

Shouldn't be purchasing a condo if she doesn't know where she'll be in the future. Purchasing a new condo doesn't sounds like the greatest investment either. If your other daughter has a long-term plan/commitment then going half on a house sounds better than this. Hope it works out though.

Have they closed the gates since yesterday? ours are still closed. Vail resorts issued a statement saying they are closed and have a meeting with the forest service. Forest service responded that they have zero knowledge of said meeting

She has solid plans either way her life works out, so I don't see any problems. She's already proved me ~wrong once with her business purchase (I was extremely wary of it, but it has done extremely well and has been the sole reason she is able to get into the market), so I'm just standing back and letting her make the decisions with this one (all of which I think have been solid).

I'm assuming your purchase yesterday was a property to rent out? You have multiple ones?

My realtor is a buddy I used to work with in a long long time ago. That being said, I mostly do everything myself. For a sophisticated buyer, the realtor's job is mostly to collect a check. BTW, I was a realtor myself once upon a time.

I just put a contract down yesterday. It will finalize in late March if I go through with it.

I mostly just plan to have it as a place to put my money as a store of value, but yeah I do plan to fix it up some and rent out the bedrooms. That being said, even if the house were to burn to the ground the day I buy it I couldn't lose too much because most of the value is in the land. The property is .35 acres in the heart of the city in a neighborhood that is starting to blow up with new development.

Immediately bordering the backside of the property there are currently 3 new house builds 1500 to 2000sf on .08 to .12 acre lots that are under contract for $380k to $500k. Two blocks from the house there are new 2500sf half duplexes listed for $700k.
