Clean and fix have two distinctly different meanings. Obviously anyone selling their house should reasonably clean it before showing it. Fixing is a completely different story and totally dependent on what you’re talking about fixing as well as the market you’re trying to sell in.
In a sellers market, as we’re currently in, I wouldn’t bother with anything cosmetic that costs more than a few hundred dollars and takes more than a couple hours. You’re just never going to recoup the $ because the market is so hot that you’ll get the same offers with or without doing the work.
Buyers market is completely different, and you need your house to stand out.
Albeit, i live in an area where houses don’t last more than a couple days on the market and selling price is usually over the initial listing.
