I lived at the meridian for a few months. Pretty nice. good pool and gym. A bunch of strippers live there so the pool eye candy is a plus. 10-15 minute walk to the B, Venetian and Wynn. Comes fully furnished if you want. Idk, I liked it I guess. But I've never been to any of the highrises in Vegas so I have nothing to compare it to.

What floor did you get a unit on?

If anyone else is looking.....One guy just broke the lease on a unit at Allure so I can rent it for $1200/Mo. That is not bad for a high rise. I also have a really nice furnished unit 2 bedroom at Allure for $1850.

Panorama units are crazy cheap and really nice. I've had 0 problems with noise in Tower 2. You can get a standard unit for under $1500 with great location and amenities. There are plenty of open units, but it doesn't seem 'dead'.

Whoever is looking, just know that you can get a huge deal as owners are desperate to rent their units out. I got my unit for $700/mo cheaper then it was listed.

+1 for Panorama being really nice. never had a noise issue either. I am also in tower 2. In fact TT I think your the only one who has a noise issue w/ Panorama, and you don't even live there!

I've seen places at a bunch of the condos around town (my ex went looking @ diff places), and if you can get a place @ Panorama(or sky) for a little more than allure or similar places definitely do it.


700 cheaper is ridiculous, I assumed you began your lease when the market was at its worst? My lease is up in a month and I think I am gonna stay here, seems like standard 2bd furnished is around 2k, unfurnished 1700?

1700 is still a good price for a 2 bdrm, i got mine for 1600, not a high floor but still a great view of the strip, they were originally asking over 2k a month and i just didnt rush into anything and they came way down , and so far no noise issues !!! and in all fairness i believe TT said his buddy had that problem in tower 1 im also in tower 2

Tower 3 (the new one) is where my buddy was a contractor, tower one he said it had similar problems but not as bad.

I bought a high rise condo-loft last week, it was a nightmare to close because of a new rule - if there are less than 51% owner occupied units then Fannie May will not back a mortgage. After research I found out that Loft5, Newport and Panorama have not closed any sales this year unless they were for cash because these buildings no longer qualify. Must really suck to be an owner who bought in the prime, not only can't they sell unless its a cash deal, the prices in the rental market are dropping too! When i first moved out here Panorama rentals were around $2,500 to start, you guys all got killer rates!

Really? $1600/mo?

The gf and I are thinking about moving out on our own...We currently reside in a 3300 sq ft house we're in w/ 3 other roommates here in the GVR area. We were looking at renting a house for another year, but if the prices are this cheap, why not roll w/ a condo for a year?

I have a few questions though, since this whole condo thing is new to us:

1) We have a home theater system...will this be an issue w/ neighbors?

2) Grocery shopping. Is there a Smith's or Von's or what not close? I can't think of any around Sky or Panorama?

3) Traffic. I loathe the idea of dealing w/ Strip traffic every day. Call me spoiled living down @ GVR and such, but...?

4) I assume balcony units are a ton more expensive than non-balcony ones?

1. Someone I talked to recently told me about issues w/ the bass of his neighbors system coming through the wall, not the music, so I guess that is what you would wanna watch out for.

2. Panorama your going to the Albertons or Smiths @ jones + trop, Sky prob going to vons? near decatur + sahara

3. I've become a expert @ taking side/back roads since moving here. You just really want to avoid crossing the strip during rush hour, as it can be 10-15min to get across. I just take dean martin/industrial and Twain everywhere.

4. every unit @ Panorama(and i think Sky too, from the ones Ive seen) has a small balcony. IMO @ Panorama do not get a mountain view unit if u can avoid it, and if you do get one on a high floor that has an actual mountain view- and not a pool/truck parking lot view)

The condo, even @ $1600-$1700/mo, is still a bit more than we had planned on spending, but the idea of a condo on the Strip is pretty sweet.

We're still a few months out from moving (if we do), so when should we start looking? The lease is up Apr 1, so is Jan too early to start looking?

BTW, something that might not be thought of as a big issue, but I notice that none of the condos have washers/dryers in them. How do y'all do your laundry? If the gf has to lug it down somewhere, that could be a deal breaker though.

Just some things we're thinking about when making the decision.

Fully equipped with top notch appliances including washer and dryer, and the wife still does the laundry !!!

start looking without an agent for a month or two before so you have a clue about what the prices are, but no need to step up to the plate until 1 month prior. I tried looking for apartments 2 months before I moved to vegas and I was shot down left and right. Owners with apartments on the market now dont want to wait a few months to find a tenant and apartments with tenants currently in them don't know if they will be vacent for sure until they do not renew the lease - hence its best to wait.

I hooked up daveSafe with his agent, he is one of the floors at Bellagio... besides being a great agent its good to have a friendly face at the B, I'll PM you his info.

Why not take out a craigslist ad? "Wanted to lease, x term, x per month, x view, x floor and higher", and lowball the rent. If all you get is hate email, no big loss. There might be a desperate owner out there. Going through a RE agent means you are paying a commission, whether anyone calls it that or not.

forgot to mention this, but the owners pay a $550/mo HOA fee @ Panorama, which imo is ridiculous, but thats what it is.

I think there are a lot of extras available here that you won't find elsewhere, but to make it worthwhile you have to take advantage of them. For example I've been told the Gym here is nicer than comparable buildings- but for the first 6 months I was here I never used it, so it didn't matter to me. However now that I use it a lot it does.

I dont think you understand the legal system on Nevada, without going through details you have to go through an agent unless your subletting or renting as a roommate. Also the agent's fee is paid by the owner, the renter is not affected.

Gad, that's absurd. That's not the case in California or Arizona. It's hard to imagine that Nevada would be more backward than it's neighbors.

And as I said, the renter is paying the commission, however you like to characterize it. If there were no commission, the landlord would get the same income from a lower rent.
