I think another reason they do it is because they may show you some condo online or even in person, then talk to you later and say someone else is interested in it. This is a way they can either start a bidding war and make them seem like heroes because they "got" the place for you.
I also think they do this for properties that are unavailable, but once they have some of your money you essentially have to go through them and they are making commission no matter what now.
My realtor wanted a 1k wire transfer when I told him I would be there in 3-4 hours with 4k cash to pay for everything, as long as I get the keys and a signed lease in return. Because of weird things like this and last minute price changes I no longer recommend my realtor, Dennis of Baja123.com
fwiw they did take care of 90% of what I needed in a mexican approved orderly/timely fashion, I would just choose to support a more transparent business practice than Dennis does, there's another lady Zinnia at the company who I hear is cool. That website is the best I've found yet for vacation properties.
