Kamala has less tourists vrs Kata/Karon, the beach also has less trash on it(Trash on the beaches has probs increased ~5x in the past 5 years), its also less developed though, you would want to see your apt in person before committing, 2km to the beach could turn out to be 5km and be a 5 minute drive from a decent cafe, which could get annoying if you dont plan on cooking.

In my experience most of the owners of houses tend to be old Thai men, who likely dont use the internet(at least not for business reasons), get approached by an agency who offer to put the house up for rent and get clients. From there big mark ups happen, anything ive ever seen online is a rip off. With the exception of some facebook expat groups.

Imo Patong is the only decent place to party, although you may find it alittle degen to live there.

I'm 23 - I like the idea of Na kluea because i think it'd be nice to be close to the beach and it's fairly close to central Pattaya in case I feel like getting my Degen on. But it's out of the way still and a bit cleaner? And since it's not central I should be more motivated to work harder. I also like the modern condos in this area.

Thought about Chiang Mai but no beach and less modern apartments is pretty -ev for me - I generally prefer to live alone.

There's no competition with regards to picking up girls if youre a young guy in pattaya which is def a big +. Also it's much more laid back than bangkok and much more lively than chang mai.

I recommend Pratamnak. Great location - close to the beach, easy to get around and easy to find a nice condo for good value.

The trip is still 6 months away and we're only in the beginning stages of planning so everything is still subject to change. Done a little more research and seems like there isn't much to do in Kamala. Patong looks more lively with bars/restaurants. Ideally we're looking for a flat that's in/near a town that's got a beach so whenever we're done with grinding we can just go out and enjoy ourselves.

The place is called Kamala Falls. Its located just past the top of the mountain, going from Kamala to Patong (so not at all where the map on the webpage indicates).
The pricee seems in line with the general market, if time schedule is February and forward.
Its a fairly newly built complex, but the location is a but weird. You're forced to either take overpriced taxis, wherever you go, or ride a motorbike, which sucks, if you've been out for some beers.
A taxi to Patong would run you $10-$20 each way, depending of time of day. Probably $5 to and from Kamala. They might have some shuttle buses or in-house taxi service to Kamala, dont know.

I would guess Kamala have about 30 bars (and probably more I dont know about). Closes at 2pm, but you can always find some bar where you can keep going. No night or strip clubs.

The selection of restaurants is obv very small compared to Patong, but still a wide selection of both Thai and European food.

You got your supermarkets, but other than that shopping is non-existent except for tourist-crap.

Kamala is more a sleepy family holiday town, so you get a lot more action in Patong, but the downside is constantly having touts trying to sell you a suit, hookers shouting at you from across the road, heavier traffic, and a non-stop supply of ignorant tourists. Furthermore the beach in Patong isnt all that great.
So it all comes down to your preferences.

Cool I'm thinking of getting a place in central pattaya for a week so i'll be close to both pratamnak as well as naklua while searching for a place? do you know how easy it is to find an english speaking agent or someone to show me around to a few places?

Personally I'd want to be walking distance to Soi 6, walking street and beach road, Naklua is a bit too far north imo and pratamnak a bit too far south. I'd use airbnb to stay at either view talay 6, the base, centric sea, or the urban condominium, those are imo the best condos, can't go wrong booking your first month at one of those (to get a big % discount for monthly) and then decide if you wanna move elsewhere. Should be easy to find an agent around town too, but usually you'll need to sign a 1 year contract for an agent to show you around as the owner pays them a commission and most owners want 1 year lease. Maybe can find 6 months. Doing a month on Airbnb first will stop you making a mistake signing a long contract somewhere boring, which imo naklua and pratamnak are. Plenty of time to explore.

I've just booked a hotel in central for a week so I can qualify for my visa. Tbh I kind of like the idea of a boring place away from all the action because otherwise I'd end up partying every night and that's kind of not what I'm there for. I'd be happy to sign a 6 month contract but still have no idea where to find agents, is it as simple as just messaging them on property websites?

Guess I'll just wing it and hopefully find something decent, will update itt with where I end up going with.

It's still really easy to party every night living in Pratamnak/jomtien. I've walked to walking street from pratamnak on multiple occasions and its a 10 minute drive at most. (30 cents usd for baht bus, or 2 bucks for moto taxi)

You just dont have to deal with waking up and stepping outside to the chaos that is central pattaya every morning. Best of both worlds imo.

Yeah dude is like to avoid the craziness of central if at all possible. Found a few cool places in jomtien that I'm keen to check out when I arrive in a few weeks.

Depends how you want to live, could get a decent place for like 7k baht/month, cook your own food, could do it on like $300/month.. But fk living like that imo

Rather than trying to save 4-500K to try live off why not invest in passive income. Real estate would be the easiest choice...
