I don't understand why you choose Thailand as your home when immigration clearly doesnt want you there.

I am over 50 so I already have a non-imm visa for 1 year, no problems with that, I can come and go as I like. But if I were younger I would relocate to Cambodia , no stress in PP.

The chicks / common person want us here and it's great fun once you step past passport control so why let immigration win? Just use land borders

Elites dont like foreigners anywhere, but adjust visa accessibility based on need for money

PP is like pretty undeveloped, you could make a strong case for Manila / Jakarta / Saigon though

I have a question about ED visa,
I've been living in Bangkok for around 3 years already, and I would like to travel more the countries around

I had some issues with too many visa excemptions in the past, had to get a new passport and do a bunch of things, they wrote a lot of **** in my profile saying I was working here ilegally etc, so now I got an "ED visa" that I dont need to go to school

how is the process to leave and comeback the country if im on single entry ED visa ?
what exactly I should do at the immigration to be allowed to leave and not cancel my ED visa ?? can I be stop me when im coming back at the airport immigration if they realise im not really studying ?

Theres a counter in the corner before passport control you buy a reentry permit for 1k before you leave.

Could still be hassled. I'd come back via land border for the time being, except poipet, not any airports, and carry 20k baht. Reevaluate in 6 months

It's supposed to be the worst border, lots of denials of people with too many setv / metv / exempts. Ban Laem and Ban Pakard are the other Cambodian borders which are ok. Search 'ban laem' on thaivisa all the posts saying don't use poipet use ban laem come up.

Cambo is too busto.

No visa problem if you have money, just go back home once in a while and change your passport or take elite card. ED visa are also ok.

Looking to stay for several months (at least) in Bangkok (visa is sorted) from late August.
Looking for a serviced apartment or an apartment complex, or something similar, with the following requirements:

Location: Decent Area and near BTS, clear preference for Sukhumvit (ideally Asoke, Phrom Phong)
Complex with: Gym, Pool
Very good (or at least good) internet
True Vision TV already offered or allowed to get it installed (via satellite dish or cable). This is a must for me and a deal breaker in many places from past experience.
Monthly Rent: Flexible, 20K-40K THB depending on what I get.

Well, maybe someone knows about an opening in a place that fits ALL the criteria.
If not, next best would be advice on a real estate agent. Obviously I can just google "Bangkok Condo for rent" and a thousand agencies will pop up but maybe someone has had a very positive experience with a specific agency/agent that was able to help with very specific requests.

Will be in town Tuesday/Wednesday/Thursday for potential house hunting.
Or to go for a beer or two.

Ya that's what I'm concern with. I don't come in thai with any visa tho, I'm from Malaysia actually, so we don't need any kind of visa entering thai for 30days. Unless I come up with some sort of ed visa.

You can try Craigslist thailand property section imo. Those apartments are pretty standard, You can nego about the cable tv with landlord too.

If you want something for 1+ year, use https://www.hipflat.co.th/en/condo-for-rent

Standard deposit is 2 months rent though - which you may or may not get back. 20k - 30k gets you about 30-40sqm in a good building.

Short term just use AirBnB, but you're likely to pay a large premium. Obviously rates are negotiable for 3+ months.

PP is very 3rd world and not beginner friendly at all. If you have a biz there sure thing but otherwise I'd rather live in Manila for roughly the same money.

Immigration is just a bunch of bureaucrats executing orders.

While I generally feel disliked by lots of thais, it's mainly the elite that'd prefer that we either stick to designated areas like khao san or nana and play one week millionaire or gtfo.

If you enter establishments frequented by wealthy thais you get the hint really quick that you aren't welcome there while more foreigner oriented places usually are happy to see westerners, as we tip, which locals don't do.

I got of all my deposit back at Trendy condo on Sukhumvit Soi 13, the rooms aren't great but everything else is, huge pool, gym has barbell, bench press, pull up bars, bigger and better than most condo gyms. Short walk to Asoke or Nana BTS, it's between them. Set up for True TV and wifi. It's 15k ish on a one year contract so some owners will do short term for 20k

It was this agent 'Pik' she also works with a bunch of other condos around Asoke, helpful and speaks English. Hyde Sukhumvit 13 and 15 Residences are nicer buildings than Trendy she prob works with them too.

I worked in real estate for years and every client that ever went through us got their deposit back, as long as they never broke their contract, i.e moving out early, trashing the room, unpaid bills etc..

If you go through condo management, you have a very high chance that you'll get your deposit back (whole buildings owned by one rich dude or places where the condo management handles the rentals for owners).

If you sign a contract with an individual owner it depends on his or her honesty. Although poorer thais are incredibly honest outside of the tourist hustler areas, people rarely get rich by playing nice, so your mileage may vary accordingly.

I don't think it's as bad as in the UK where they had to introduce deposit protection schemes, but it's not a non existent problem either.
