Ipremium was my first stay in Thailand. Beside the overpriced electricity everything was fine. Would do again if maximum 2-3 months. As a side feature in that area you see a lot of amusing farang + isaan couples.

I'm very confuse, what is *key money* in thailand went you rent a house or commercial place. Let's say the rent is fairly cheap, 6k bath per month, with a 70k baht one time payment at the beginning, is it so the landlord can avoid some taxiation? What is it for? I'm very confused, maybe someone can understand what this guys said to me:

my friend 6k bath per month and 70k bath one time which i used to make that business place...
Rent 6k per is up to u ..u want to pay advanced or every month
its not on lease....

70k is the business opportunity/furniture.
As the business always fail within 3~ months, he makes his money through the key money and charms unskilled hopeful entrepreneurs with low monthly rent.

The owner is living there with his family, but he's moving to another location. I forgot to mention it was a family run restaurant (indian-pakistani) and they live there, it's fairly big inside. So the risk is not that big because if it doesn't work we still have the rent 6k bath per month (big bedroom, kitchen, living area, etc). I already told him I want a year long contract and he's ok with that.

Seem like a honest guy, told us that opening a restaurant is not the greatest idea if we have no experience (a lot of work and regulation). He suggest that we either open a motorbike rental shop or massage shop, as they are easy to open. I think he is been honest. He also talk about outdoor BBQ at night, he said it should work there (making deal with the bar to deliver the meat).

It's on Loh Kroh Soi 1, i'm aware of the area, the place is surrounding by guesthouse, and on the main road there a lot of bar. It's a bit of a sexpat/degen area at night (the main road). But I see a good opportunity there, lots of tourist, cheap rent and can live there, don't have to rent 2 place.

We don't know what kind of business we want yet. It's more my GF that will run it. I don't think we're gonna take that deal, the 70k baht scare me a little, and my GF is not thrill by the location (not on the main road but inside the soi near the end). We're still looking, the perfect fit would be a two storey townhouse on a major *crowded* street, or near a market/7-11).

Not that many Appartements on Samui, more 1bedroom Houses/Bungalows. One Way to find good Offers is to Join The Samui buy sell/rent and buy Groups on facebook. Or if you are set on Lamai just drive around there and try your Luck.
I cant give any Tips for lamai as i prefer to stay on the North side of the island. I will arrive in samui in 2 - 3 weeks and stay there for a few months, so we could meet up there for a Beer or sth.

Hey guys, Im a US based pro looking to move to Phuket in June for about 4 months or so. Ive been doing alot of research but Im still having a hard time figuring out a few things given some of the information may be old and out of date.
1) How does the visa process work? It seems I can get one for 60 days and then extend it for another 30 days but I know people have been able to stay for longer periods and I believe it requires making a visa run and if so, where is the closest border crossing to Phuket?
2) Can anyone share some good links to companies offering monthly rentals in Phuket. Im traveling with 2 or 3 others so we are looking for a house for around 100k/month.

Yea if you get a single entry tourist visa from your local embassy you'll get 60 days with the 30 day extension, standard visa run service would be to Penang, when im there I usually take this service and have no complaints

Its still a pretty grueling trip if youre only looking for an extra 30 days(13 hours in a mini van each way, and Penang isnt great), so if you've no previous Thailand entries id recommend just taking a few days holiday, you should have no problem getting the 30 day stamp on entry on return which can also be extended for 30 days. Thats if you decide youll be staying for no longer than 4-5 months ofc.


Any sites offering monthly rentals in Phuket are usually a rip off, your best bet is to find an area you want to stay and just get into contact with the owners of a place you think looks suitable, June onwards is the height of low season so there will be alot of places free(usually there is a sign or the Thai owner is around a frighteningly large amount of time) also means you cant rent a place that looks great but is miles away from anything decent.

So you're saying that if Im planning on staying exactly 4 months, I should just fly somewhere for a few days and then come back and I can get stamped for the final 30 days?

Yea you can get the 30 day stamp on entry, which can be extended for another 30 days, the only chance you wouldnt get it is if they thought you were abusing the system, which the chances of it happening with 1 visa to your name id assume would be <1%, I did this 3 times in 2016 with no issues.

Time to move out because the owner of the apartment is not willing to upgrade to fiber optic with True Online(crap electricity rate too so I don't mind moving to a condo)

Do some places accept one month down rather than two months down on the deposit?

If you want to be worry free just get MULTI ENTRY Tourist visa from home country and you can stay up to 9 months. 6 months is visa expiration date so if you time it right you get full 9months.

As far as i know the multi- entry tourist Visa is not avaiable anymore since over a year

It's still there. Just not in Vientiane anymore... You can only apply for it in your home country.

In 2016 I had 5 visa waivers, extended 4 of them to 60 days, so in total got 9 months out of them

Did a 2-3 week holiday outside thailand between each 60 day period (never back to home country), overall did 1 year without a visa anywhere

As others have said, get the METV (Multi-Entry Tourist Visa). Gives you the most time and the greatest flexibility. You can only get it in your home country and obtaining one in the US is quite easy.
