serviced apartments often have weekly rates, and some hotels will do weekly rate also if you contact them directly

A few years ago I was thinking of getting a condo in BKK as a semi-investment/speculation/vacation spot. Now things are just not that well priced anymore. The cheap prices listed are usually for some 20sq meter shoebox and everything that has a decent size in the building costs quite a bit more.

The biggest problem though is that you pay a freehold premium as a foreigner, you're on an increasingly stricter visa leash as a foreigner, and taking money out of Thailand is a harder than taking money into Thailand when you divest some day. (Although there are probably some allowances for condo sales/similar.) At 100K, I thought the risk was worth it, but at current prices it's a different story.

Tons of hotels have discount rates for longer stays. The longer you stay, the bigger the discount. For a week, I would just negotiate at a hotel I like. For 7 days, you will neither save a lot, nor waste a lot. It's not worth your time thinking about it too much.

As for the rental price above, about a year ago I went all around Sukhumvit to see if I could get a better monthly rate than at my hotel where I was paying a negotiated 1200B. I literally went building to building, checked out the rooms, and got the pricing.

I could not beat the price I was getting at the hotel by much at all (for month-by-month prices.) There were cheaper places obviously, but they either had crappier locations, (Although some would say that places like Soi 11 is a good location so that's very subjective) crappier amenities, or crappier/older rooms and poor designs or windows facing some dumpsters/walls/etc. Basically, the places I thought were equal or better than the hotel all cost more than the hotel.

Obviously, I'm a newb and I'm sure that if you look long enough and hard enough you will find better pricing. I was just shooting in the dark and checking out buildings that looked good from the outside. But I think you guys might be surprised how quickly prices are going up and what you get for your money these days.

Is anyone shopping around for a condo? Have you guys seen anything that you thought might be an especially good deal? Maybe somewhere a bit further away, or in some older building? I'm curious to hear your experiences.

When ever you ship a decent sized chunk of money into Thailand via bank transfer, ask your thai bank to issue you a tor tor sam. this proves the money came from over see's so if and when you want to send it out, show the tor tor and there will be no problems. If you bought a property wth it, and made money on it, after any taxes paid, you will get a receipt allowing you to send that money out of Thailand no problem.

I have had people send anything form 1 million to over 50 million out of Thailand, with all the correct paper work no problem.

It can be done if you made money here and dont want to pay tax, but then you are using underground transfer agents. Still safe and have used many times but not 100% legal.

problem with buying condos today in BKK is one that they are over inflated due to all the falangs/jap/korean and china men living here. In my first two places I lived, alot of thai people lived there were monthly rates were 6k and 6.5k. I now paying 10k, I dont think I see a single thai person here. Of couse there are expections to prove this rule, but just saying most Thai cant afford them. 98%>

so in the cost of everything else in thailand such as food/clothes and wages, condos are way to expensive. They are building condos faster then a theme park on roller coaster tycoon in bangkok, Im not an architecture, but ive played lego, and let me tell you, these news buildings are going to be in horrible shape in 50-100 years. Surviving a earthquake, not even once.

And as for soi 11/13, i guess its fine to live there for a week or so. But anything longer and I would be annoyed myself

I always think that if I find myself in a Bangkok again, I would stay in some of the outer areas, like Bankapi. There are some really great non-central areas in BKK. They still have a crowded and busy urban feel, plenty of street markets, more streetfood options (both cheaper and better) - and a substantially lower pricetag. I feel like I wouldn't be loosing out on much, but can't say for sure because I've never lived in these sorts of areas.

That said, Thailand is a bit like other Asian countries. Super-crowded. Family-oriented. This puts a lot of pressure on land and housing.

There are actually farmers from Punjab, India buying farmland in Eastern Europe because it's a lot cheaper. (link.) How weird is that? And I bet the farming equipment and supplies are cheaper than in India as well.

I looked at some land prices in Thailand just for kicks, and it's damn expensive. Those poor country farmers may only have a wooden shack and an outhouse, but they are often sitting on $150,000 in land that they can liquidate fairly easily. Low cash flow, high net worth.

As for how they get the money to buy, it's the same as in other Asian countries. When they want to buy a condo/land, it's not just one person trying to do it on their own. It's the whole family plus the extended family that chip in money as either gifts or flexible loans. They join forces. They can't afford it individually but they can if they join forces. And once they have it, taxes and maintenance are peanuts. It's not like the USA where you can be paying 18,000 each year to live on 1 acre in Jersey. (My sister)

Interesting. That's probably pretty accurate.

I can confirm the part about low taxes. For my condo there are no property taxes at all. My only expense is paying the management company to take care of the common areas - which if you owned a house or land, you wouldn't have to pay.

I have said before that I would leave near the last BTS stop if i had 5-10 friends who all lived in the same area, because if i lived out in the sticks alone, I would have a hard time meeting people to play football and other sports n hobbies. I have little interest in talking too much to locals, id honestly rather just type questions to ask jeeves on line.

I have been told that the level of expats in Cambodia is very low compared to BKK. As in how they act, handle there self and they tend too be less intelligent they expats in Thailand (see K2D). Maybe the same applies to Bankapi to some degree?

yeah it was good to buy land 10-15 years ago. My Grandad bought land away from the city but still in Punjab for what then was around $10k< its risen 2000% in value now.
