Yeah capital controls in thailand artificially inflate real estate prices because rich thais dont have much options on where to put their money sadly

if you look at condos prices and mortage rates in Bangkok at least renting is pretty cheap, ie real estate returns are low

Fair enough but I have no desire to live on the outskirts. I live near Asok and like the location. I used to live Silom/Sathorn and that was nice but I prefer Asok.

Always struck me as crazy that there is no such thing as a fixed mortgage rate/loan in Thailand. Everything is variable rates. lol 3rd world country banks

Is it normal for a thai girlfriend to threat to leave her boyfriend if he don't buy her a new mobilephone? She's telling me that I should respect her and treat her like a queen, which I agree. So I told her I m gonna buy her a new Oppo A37 (the pink one) this weekend but she gets mad, she only want new Iphone, the 8.. I don't want to loose her, need advice, what do?

Buy her the iPhone. They also like gold jewellery - neck chains and bracelets are popular so throw those in too. She sounds like one in a million so well worth the money.

If you can somehow use something like Paypal to send yourself a payment and transfer it to a bank, or if your credit card company allows cash advances, or if you buy Bitcoin with Coinmama or similar and transfer it to Coinbase, then to your bank account... Any solution other than the first two are going to take time.

Moving out of my condo early. Its a nice 1 bed 35sqm at pattanakan soi 10 near rankamhaeng ARL. I normally pay 14k/mo+ utilities. Available for now-forever(my lease ends nov1 but can be extended) . Open to renting short term or whatever. Pm me for pics

How risky is it to fly in on tourist visa right now if you have multiple back-to-back visas? What can I do to minimize risk of being refused entry besides 20k thb cash, onward ticket, Fast Track Service(not sure if this helps), etc. I'm planning to get an edu visa next time--should I just do a land run this time or is the risk manageable?
