Chipotle is the only place who's queso is real and made with natural ingredients. Prob doesn't taste good but that's a big part of their marketing strategy

Like Chipotle but gotta stick to the basics. All sides or add ons are a ripoff.

True at least for the mortgage company I work at.

Good to hear you are doing relatively OK after all that. Maybe it's the time to consider solar if you already have to deal with a new roof?

What does "2% of the total policy payout" mean?

Say you have 500k total policy on your house you have to pay 2% of that? If you had a 2M policy you have to pay 2% of that before collecting any for hurricane damage? Seems like it would create terrible incentives where you wanna be underinsured in hurricane prone areas.

I took it to mean 2% of the cost of the roof which should be easily doable

Yea, I'm no expert but my wife's parents just got a new roof and it was 12k, through a friend. Couldn't see it costing more than 15-20k max normally, also a big roof.

2% of that is probably the cost of the groceries that were thrown away.

I'm pretty sure he means 2% of the total coverage not the portion you're asking them to pay.

It's 2% of the total policy, so basically 2% of the valuation of the house at the time the policy was issued or renewed. I'm pretty sure it's a FL thing. In terms of actual numbers it means I've gotta come up with around 4 grand before I can get a new roof. OTOH, if a random Jesus fart or tornado or whatever ripped the roof off I'd only have to come up with the regular policy deductible which is $1000 for things not hurricane.

I also found out that maybe the most vulnerable part of the house, my back porch screened enclosure, isn't even covered by the policy. If my house faced west instead of east that enclosure would be completely gone right now.

Yeah I lost a few shingles during Matthew last fall. That was an easy fix. This will be a much harder fix but it's missing enough that the roof really needs to be replaced. Plus it's the original roof so it's going to need replacing soon anyway in the non-damaged parts.

Anyone ever use this guy's product on a roof?

Seems like the easiest way out and don't have to worry about it blowing away like a tarp probably would.

If you can get a new roof for 4k you should do it then. See about deferring mortgage if you don't have the funds or taking some equity out.

****, whenever it rains really hard (or especially like, 1/8th of an inch hail for maybe 30 seconds) here in the spring, there's multiple roofing contractors driving around looking for roofs missing a shingle or two...insta-new roof paid out from homeowner's insurance.

told the one guy that I'd just go up and reposition the literally ONE shingle that was crooked and I'd be good. kinda kicking myself now and hoping for a solid storm or two next spring lol.

I'd be shocked if this wasn't the case, given the context
