It came to a head when he demanded to "check on the thermostat" a couple weeks ago.
I said listen, there's nothing wrong with the thermostat, I set the heat myself and it works, and I have someone coming over. Can we do this some other time?
He said no, I need to see it with my own eyes.
I said you're going to make things really awkward for me and my friend.
He then said I've been "The most difficult tenant he's ever rented to" even though we've never had any issues that I know of in the past. I thought maybe he was talking about something my ex gf did when I wasn't home or something? No idea. Anyway, I relented to his bullying because I'm a giant pussy and said fine i'll be home in 15 minutes.
I get home and let him in. As he's checking the thermostat I ask him what this is really about, since the thermostat is obviously working fine.
He insisted he just came to check the thermostat, but about 30 seconds later went into a tirade about how he once came in and found that my dog had pooped on the carpet, and how i'm irresponsible and don't respect him, and if I "had half a brain" I'd leave my dog locked in the kitchen which is laminate flooring.
Unless he's been coming in very often and picking up dog poop that i'm unaware of, this hasn't been an ongoing issue, and the carpet is not damaged at all.
The next day he sent me a very long condescending email about how I should be taking care of my dog, and insisting that I get the carpet cleaned at my expense.
I sent him an email back with the part of my lease that talks about landlord entry (explicitly listed as 24 hours notice) highlighted, and that entering my property without notice is a breach of contract, and I also let him know that I will be getting the carpets cleaned, and I hope he'll respect my privacy.
The day after that he called me on the phone because he wanted me to write out a bullet pointed document detailing how i'm going to fix the problem, and in a very condescending tone told me that he'll give me notice if he needs to access my space.
I told him i'd print the email i sent to him and sign it.
I'm giving him 30 days notice at the end of this month since I have a month to month lease. I no longer feel comfortable there and feel like a prisoner in my own home. Dude has now started to hang outside my house to clean up the yard (I live on the top floor of a converted house), but personally I feel like it's a weird passive aggressive thing.
Its' too bad since I like the area, but it's not worth giving up my privacy.
