Visited my cousin last year in Broomfield. Nice area. Preach, brother. After living in and loving Nashville from 2000-2013, I don't even like to visit anymore. But those Midwest titans are shells of their former selves and have serious issues with crime.

This makes me think OP can narrow search to cities that have been pretty much same size for last twenty/thirty years.

It also made me look up Phoenix population growths. Turns out Phoenix is now the fastest growing city in US, quite possibly it’s so good at checking off lists like OP’s. The right move might be to move to Phoenix now and move again in 10 years when things get out of hand.

I was going to vote Inland Empire until the last of the criteria. Phoenix is fine. OP you are now moving to Phoenix. Maybe Corvallis or some **** may work just look up college towns and see what fits.

I'm tempted to move too, but just seems like the worst time right now with Covid. Sellers pulling their houses off the market not wanting to move, builders not building much - supply and demand way out of synch right now.

But if it’s about COL and nothing forces you to stay in the US, Rosarito Beach is just 30 miles south of San Diego. When I lived there during the winter after BF, we went to SD at least once a week. During non-COVID times, you just take a taxi to the border, walk across and get on the San Diego Trolley or another taxi. Some people even have a car parked in SD to get around there after they crossed the border.

I'm sure its a lovely place, but this illustrates the difficulty of hitting all his boxes. You're talking about a place that averages 24 inches of snow a year and every few years has a blizzard that drops multiple feet of snow at once. That doesn't really fit a reasonable definition of "little to no snow."

Honestly, outside of Hawaii or SoCal, there is no place where you don't have to compromise one or more of his asks.

Denver blizzards aren't bad, the snow is fluffy and enjoyable for a few days then it's melted. Not like the northeast and midwest where the snow packs down and sits there as ice for the next three months.

Summers are getting too hot though, but not Phoenix or Vegas hot.

I lived in Denver for like 4 years, and yes the winters are mild compared to Northeast winters, but you still have to put snow tires on your car from November to March at least just for those 7 or 8 days you really need them.

I was drinking at a bar (ah, the good old days) in the airport and chatting with an attorney from San Diego. Her husband was a surgeon. They lived in an RV, because they couldn't buy a house. Not that they couldn't afford one, but literally couldn't buy one, because they were all getting sold via networking before they even hit the MLS, and they were imports so no one was telling them. This is a couple of years ago, so maybe its better now, but IDK.

New Orleans is great and its own country, but it doesn't tick any of the boxes. NO may be ahead of SD depending on mindset, but both are , much preferable to phx.

It's a unique American relaxed culture, with great food and music, and everything is relatively inexpensive. Crime is there for sure, but I've walked around with a friend wearing shorts with dolphins on them in the pretty run down neighborhood where Willie Maes is and didn't feel all that threatened. Definitely saw some kid ride up on a bike to a house for a drug transaction. The convenience stores are built like fortresses. Just don't look at anyone sideways and maybe don't carry you whole wallet with you.
