If she doesn't vacate by that date I will post the 3 day ROP notice and start the eviction process. I have to go to the courthouse and file after 3 days. The the Sheriff's office is backed up 1.5 - 2 months but they will come out and remove her.
Good move not going with the "I don't feel safe" emergency eviction procedure, unless you wanted to be laughed at by a judge.

But she says she only dates doctors and lawyers, any reasonable judge would interpret that to mean she could snap at any time

Based on the fact she only dates doctors & lawyers, she mentioned past medical problems, or that you invited her into the private part of your home for a visit?

That does make her sound dangerous. I'm just curious which you're most afraid of?

This. And there definitely seems to be something more to this story that you aren’t telling us. First, “money is no object” yet you feel the need to rent out what you originally called a room in your house but now it has evolved into the whole downstairs living area. If you’re really swimming in cash, why take the risk of renting multiple times to random strangers when you have kids in your house? Second, you say you’ve been doing this for years yet, for some unknown reason, this time you decided to rent to someone who doesn’t fit your typical renter profile. Why? What was it about her that made you decide to do that? Third, if you’ve been doing this for years and the tenants have a separate entrance, shouldn’t you have established firm ground rules by now that inform your tenants they aren’t allowed upstairs at all? Why have you allowed her to break those rules? Fourth, why are you overreacting to this extreme? So you have a tenant who tells stories you don’t believe. So what? Why do you think she’s dangerous?

To be honest, I see only three explanations: either you’re lying and there really is no such tenant and this is a troll thread, there’s way more to this changing story that you aren’t sharing for whatever reason, or you’re just a despicable excuse for a landlord and I hope she finds this thread and sues you for all you’re worth given your unwarranted discrimination.

But I’m going with option A. I think you’re just full of crap.

Since you asked:

WW = waterwolves

WWG = waterwolves gf

WWGS = waterwolves gf son

BT = butterfaced tenant w/ rocking body

Holey Story

WW "Congrats you're our new tenant. Welcome" after a brief bottom to top scan

WWG "Why did you rent to that woman? I don't like it?"

WW "She's ugly. Nothing to worry about. Plus she paid the rent up front. This will work out well."

WWG "What about WWGS? That ugly chick has a rocking body and a teen boy doesn't care about her face."

WW "It's fine. She lives in a totally separate space with her own entrance."

WWG takes WWGS to school. As soon as WWG drives out of the driveway WW does the noble thing and checks on his new tenant to be sure she's settling in ok

WW "How do you like the new place?" while ogling his scantily clad new tenant

BT giggling at the inappropriateness of her new landlord "It's fine, thanks. The cable isn't working though."

WW "Why don't you come upstairs with me so I can get my tool and I'll fix the cable."

BT "Ok. Did you know that I used to be in porn before I got into dating doctors and lawyers?"

WW "Really?! What kind of porn??!!"

BT "Is this your laptop? Let me show you some of the videos!!"

WW guides BT over to the sofa and hands her his laptop

WW "Um, this is hot but I don't actually see you in these videos? WTF?"

BT "I was a fluffer!!"

WW "Do you think you could do that type of act on me?"

BT "Well I only date doctors and lawyers now"

WW "Money is no object"

In walks WWGF

Ok maybe I am overreacting. That's why I started this thread. So I could see what other people thought. I'll just see how it goes the next couple months.

Try to evict her while she is dating a doctor; not while she is dating a lawyer.

I think what's bothering people here is that many of us has known or knows mentally ill people. They may have been roommates, family, significant others, coworkers, and even possibly some of the posters ITT.

It seems like you are overreacting based on some quasi-idea that this new tenant may or may not be schizophrenic, and you aren't qualified to make this diagnosis. Schizophrenia is not only rare, but extremely difficult for even mental professionals to properly diagnose. As an example, the mask test that supposedly can't fool schizophrenics only works for 30% of them, and thus it is only one of many items used in the overall diagnosis, which can take months, if not years to complete. The point is that you are reaching directly for one of the "worst" mental illnesses to describe someone that, for all indications, you think is a bull****ter, which is a far cry from being absolutely delusional. Delusion is, once again, an indicator for many forms of mental illness, and not exclusive to the top-dog range of mental illness, and certainly not a mental illness in itself. She doesn't really sound that delusional, just prefers to date doctors and lawyers. Big woop, I like to date women that weigh less than 700 lbs, so I guess I have some serious delusions too, right?

So, yes, you are definitely overreacting by labeling someone with this disease. You are also overreacting by thinking that someone with this disease (or any mental illness) is prone to violence, which is, once again, not based in fact.

Even if she does have mental illness, the struggles in her life are very real. If she is holding down a job, paying rent, and generally living a normal-ish life, she is doing incredible work vs insane odds that you really have no clue about, and instead of celebrating this person, you kick her to the curb (speaking of insane odds).

You are making wild and unsubstantiated claims to people who's seen others attempt normalcy through a wide variety of mental and physical life struggles, and now painting people with possible mental illnesses as unsafe, dangerous, boogy-men and -women.

You come across very ignorant here, not only about mental illness, but about being a landlord. I don't feel bad for telling you how to get rid of her with little pain because it's definitely going to be better for her. I hope you educate yourself before you start renting again.

daveT just ended this thread.

OP, you seem like a douche. Regularly lying is a way of life for every human being alive.

So long as she abides by the contract and doesn't regularly create a disturbance, she should stay.

Looks like banging the renter is a regular thing, lol. Are you kicking her out because she won't put out or because she did and now you're scared your current SO is going to find out?

the wife and kids story was fabricated to redirect the blame for why he was kicking her out. but i have a feeling the 'only dates up' comment was true, hence this thread. the unsolved mystery is how mentally ill this woman was and what having sex with her was like.

I’m guessing she’s not mentally ill at all and that was also fabricated. I wouldn’t be surprised if he hooked up with her and wanted to have a relationship with her. She declined because she knew OP is a lying dbag and he made this thread hoping someone would give him ideas on how he can kick her out without breaking the law. We all knew something about this story wasn’t adding up.
