Ok i know im going to get trolled a fair amount here but I'm desperate so hopefully I get some good responses. I rent rooms in my house. I have for years with very little problems. I just signed a month to month lease with a lady i want out immediately. She's crazy as **** and i didn't catch it before the lease was signed. In Colorado I have to evict her through a process. I know what I have to do and it will cost me $300 and about 2 months where she is in my house rent free. How do I get her to sign an agreement to desolve the lease? I'm willing to give her all her rent back and more cash. I just want her out. Come on 2+2 help me out.

Tell her you made a mistake and you want your new fiancé to move in and you'll start "x" process and she'll be legally forced to move within two months or you'll give all her money back and pay for her move (likely $200-$300) and work out the deal. You have the lynch pin it's just two months out and $300 so spend the money or help her move all her stuff earlier and get her out asap.

My thought is to have the lease termination written up and throw a big number at her like $1500 cash. She has to sign off on the locks being changed and she is not a resident here anymore. See if she bites.

I don't like that. I think it's better to get her thinking. I don't have unlimited funds but $1500 is not much to me. I made a mistake but that's the price of doing business. I've made a ton of money on these rooms. Idk

Well it is an issue but I'm cool with throwing a decent number at her. I guess I'm asking what people here think is the lowest number she can't refuse. My thought is she's thinking $1500 is about 20 days of staying at a hotel here. Again I'm just trying to get thoughts from people. Maybe it's an impossible to answer from here.

She told us all kinds of BS stories and then showed us videos she said she was in and it wasn't her. I think she's schizophrenic. She's got to go now.

If you can't get her to sign an agreement of immediate termination of the lease in exchange for some dollar figure then spend $100-$200 on an attorney to make sure you do the eviction right. Otherwise (if she knows the law and how to play the victimized tenant) she can make life a headache for the next 1 to 2 months, even if she is month-to-month.

Maybe she'll realize it is not worth having an eviction and some nominal financial judgement tied to her name if she realizes you are willing and able to go the full legal route. If you think she is capable of doing something stupid consider putting interior security cameras in the house at least in your room(s) and the common areas.

Consider it a lesson in pre-screening future renters.

Duuude how is about to relax? I mean.... she is crazy and talks ****. Who doesn't? Is she like really crazy? Even if she hears stuff that is not there, it is not a good reason to make yourself crazy.

If she starts obviously hallucinating, I would call an ambulance. In any other case I would relax and engage as little as possible.

The mentally ill deserve housing. This exact kind of eviction led to statutory reform here so it's now next to impossible to kick anyone out in less than 6 months.

But errr yeah you're about to get fleeced. I would low ball at first. Or tell her that someone called you and they are all, in fact, out to get her. Ring the door bell and run away. Play halloween sound tapes through the vents.

To take this point further, trying to immediately evict someone who seems mentally ill (and not dangerous) is just wrong. As long as she pays her rent and respects the house rules, you need to chill out.

OTOH, if you really don't want her to stay, then just tell her that you don't think this will work out, and give her a 30 day notice to vacate. However, unless she is doing some really freaky **** in your home that would be grounds for immediate removal. you need to grow a pair and stop pissing yourself because you have to live at least temporarily with someone who may be mentally ill.

Yeah she didn't disclose her mental issues. I understand no one would rent her a room if she did and that's why. I'm not freaking out I'm just not always here and my gf and kids are here without me. She just has to go. The quicker the better.

It's not like mental illness is catching or whatever. Give her a chance at least. She may be perfectly fine as a tenant even if she is a little off centre.
