I'm currently subletting from a Colombian guy who owns a house in NYC (he also lives in the house, along with 5 other subletters). He has to go to Colombia for a month because there's some issues with a property he has there and he wants to try and sell it. The problem of course is he needs someone to do basic cleaning/maintenance while he's gone.

We talked about and it and I told him I might be interested in doing it. Responsibilities include taking out and separating the trash/recycling twice a week (this is the biggest thing and takes about an hour each time according to him). Then cleaning the (2) bathrooms at least once a week. Other than that, just stuff like keeping the toilet paper rolls, paper towels, etc. replaced when they're out. And I guess anything that just obviously needs cleaning like food crumbs on the counter.

He told me to think about it and tell him how much I'd want to do that stuff. He's a nice guy and I don't want to squeeze him, just ask for a fair price (I also have a 9-5 job but could use the money). He also said he could hire someone to come in and do the cleaning if I didn't want to do that part, and just "make sure they do a good job". So I guess: How much with/without cleaning?

why would you need to house sit someone that has a tenant? If there are no tenants, why is there trash to take out?

lol not a troll. What doesn't make sense? If it helps, most of his "tenants" are from Airbnb.

For example, there are paper bags set out in the kitchen that people put their trash into. But, the trash needs to be taken out and separated for recycling. If he's not here, that doesn't happen. He also cleans the bathroom pretty much everyday (but told me I would only need to do it once a week). He also stocks all the paper towels/toilet paper (nobody buys their own). I don't understand what part doesn't make sense to you.

I can see why if he's running an airbnb business that he wants to make for a pleasant experience for his customers. But an hour a week to separate trash for recycling? He must be quite the lover of the earth. I'd be inclined to say "eff it" for a month and throw everything away.

I don't know how much to ask, but I suggest however much you agree to, you take it as a rent discount for the month. If he actually pays you cash money you might have to pay taxes on it.

j: I don't think this is a troll. If the guy was really subletting to people (as written in OP), then it would be a stupid scenario to post about. But he's not. He's running an airbnb hostel.

OP: the standard cost for airbnb property management is 10-20% of rental fees. 10% is low, 15% is fair, 20% is high. So if he airbnbs to 5 people for a total of $5,000 for the month, you'd charge him $500-1000 to maintain the place. Up to you whether you want to do the cleaning yourself or pay someone to do that.

There doesn't appear to be any subletting going on at all. He owns the house; you are renting, as are the Airbnb guests. Is English your first language?

He gets a variety of guests coming in and out. He tries to screen for normally functioning human beings, but doesn't have a 100% success rate. So he does these things for everyone. Call it a value-added service, cost of doing business, whatever. It's kind of beside the point to my question. You sound like a miserable person.

If he actually pays you 500 for the housesitting, personally, I'd invest it in a second trash can for people to throw their recyclables in and then save myself the hour.

And an airbnb is more equivalent to a hotel than a sublease, so I don't see it as totally outrageous that he provides these things as part of the service.

This. I am not sure how the recycling system in USA works. But you definitely want the people to separate their own trash the moment they throw it away because then it is zero work for them to throw for example glass in the "glass" bin and not in the "general trash" bin.

yeah, most people are familiar with recyling. Like if you are at someones house and have a glass bottle to toss you ask "do you recycle?" and not "where is the trash?"

seems, weird not to have 2 bins so that people separate it themsleves. I mean you still probably might have to separate some of it for the people who dont know any better, but it would definitely make it easier. Wtf at an hour to do that even in worse case scenerio tho

In the OP he only said that the owner + 5 other people live in the house. He didn't say anything about the tenants being day to day.
anyway LOL at adults not being able to separate recyclables, change toilet paper rolls, or clean up after themselves, whether they're renting an Airbnb or leasing long-term.

At both my mother-in-law's and brother-in-law's (one in CA, one in AZ) everything goes into one bin. It gets separated by the trash haulers. Seems weird every time I visit.

I don't know a ton about this but my impression was the property managers (especially the 20% variety) actually deal with bookings and all of the related communications. It sounds like the owner will still be doing this stuff, so OP should require a significantly lower rate than a typical property manager. I could be way off here. I've only had first hand airbnb experience on the renter side. I do have a couple of friends who do property mangement, and they do more than what it appears is being asked of OP.
