If no breaker tripped you may have gotten lucky and no big damage.

Obviously get it as dry as possible around the lower element, and check it for continuity.

If it was me, I would just replace the lower element and the thermostat if it was submerged, they usually run less than 50 bucks for both of them (pre covid)

Drying around the bottom of the tank is going to be the hard part, the insulation on the tank liner can hold moisture pretty good.

From a photo, click the 'Share' icon, then 'Create Link' in the little pop-up. Of course, it gives you another pop-up, click the 'create Link' button, then the 'Copy' button on the response. Take that over to the tool above, 'Generate Embed Link', then you can use the direct image link



I had to supply my own [IMG][/IMG] tags around the URL, the new enhancements seem to only let me upload from computer, not give a URL. Of course, that's an option too. Maybe I just don't know how to properly use the new interface.

BTW, if anybody's in the Denver area and wants a kegerator, let me know.

To be clear, what Garick mentions is crtl-V once the image is copied onto your clipboard. From the photo, right-click and Copy Image. Then crtl-v that into here.

Thanks for the tip, Garick, didn't know you could direct-copy from google photos onto clipboard.

Honest opinion wanted

Did a bathroom redo for a friend, he never asked and I never told him a price.

Almost done, I tore out the old fiberglass shower and redid the walls with cement board, redgard and tiled it. All I really have left is grouting.

Floor is Kerdi and retiled.

He paid for all materials.

Think 1k is fair, what say you?

There is no professional I could pay anything near as little as 1K to do all that.

1K is extremely generous on your part, imo.

How long did it take?

Thinking about buying property and building a shop with living space. Minimum of 1500 sq ft living space. Have a couple kids and some big dogs.

Long term would likely build a house then turn the shop into an entertainment/bar space.

Anyone have any ideas on how cost compares to just building a home? I assume less per square ft, but am not sure how much.
Also, pros vs cons? (I assume these will be different for each individual)

Probably a good week, but I broke it up over three weeks because of some personal family issues I deal with now, so he was flexible and accommodated my time restraints, long story but he's been my best friend for 30 years and this really helped take my mind off other serious things.

This.

I watched the guy our contractor hired to do similar work in our bathroom reno two years ago. I have no idea what the contractor paid him for that, but 1k for all this guy did would have been a steal imo.

1k works out to about $25 an hour which is probably a floor price, i think 1.5k would be fine but at 2k and onward it could start getting into the awkward "should i have hired a friend in the first place" thoughts

definitely should have ballparked price at the beginning though imo

To tell you the truth I really wasn't interested (you know why) when he asked, but the more I thought about it I wanted something to take my mind somewhere else than where it was, and he thought it would help.
And it did.

yeah understandable, sounds good that it helped, if you do 1k toss in something extra like he gets a bottle/six pack you guys share or something since that'll be nice for both of you

He's done a lot for me the last few months, more than family that I thought I had.

Then give him the family rate and don't think twice. That means more to someone needing work like that than you can imagine.

If you do, he may well offer to pay more. Be prepared at what point you graciously accept and at what point you tell him, "No thanks. That would be too much."
