Thanks! I googled it and found several discussions about hanging weight from the flanges of I beams and it seems they will support quite a bit more weight than I need, so I'm moving forward.

It's only going to be a few hundred lbs hanging over the hood/windshield of my wife's car, so nbd. I park in the driveway.

There's living space above the garage? Assuming yes, you're going to want to make sure you reseal the drywall breach to ensure CO2 doesn't get through to the house.

You were likely aware of that, but it doesn't hurt to point out.

Thanks! , I did reseal it but did not consider the co2 issue. Good to know.

Nit: CO Carbon Monoxide

There's also a fire rating issue between living space and garage.

That I knew about. I was actually surprised it was only a single layer of 5/8 Sheetrock in the ceiling, but I am not basing that on any real code knowledge.

a single layer of 5/8" type X gypsum board meets most (if not all) code requirements for a 1-hour rating provided it's fastened and taped appropriately

That is beautiful work, but the painter's gonna be pissed that all the trim and cabinetry was done before they could paint the walls. Bit of a GC scheduling fail there.

Was just doing a few dishes while the wife was in the shower. I finished up and went to the basement to start a load of laundry to step in a puddle a couple inches deep with warm water. ****.

sorry to hear that, and sorry for your choice of screen names.

i'm 100% positive by posting this i will open up a money sucking vortex of required maintenance on my 60+ year old house.

Yeah, the house is going on 130 years old and has been shockingly problem free in the 3+ years I've had it.

EDIT: Plumber found some random clog about 50ft from the drain he snaked, just random build-up.

Speaking of plumbing -- I have a new build that has some low-flow toilets. Plumber said "These are great toilets, but these toilets don't do well with two-ply toilet paper". WTF? How are they great toilets if I'm plunging every time a kid goes to the bathroom? He said that all new builds need to use low-flow, per code (??)

I don't have the brand name on the toilet with me, but was wondering if anyone can recommend a toilet (low-flow or not) that can save me from having to plunge weekly.

TIA.

Sounds like your plumber is still living in (and bitching about) the late 90's.

If you're unhappy with the toilets you have, go to your local big box store's website and read reviews for other models.

ETA: If it was the plumber who picked the toilets, what he really meant is, "These toilets were super cheap and they suck. I'm gonna pretend like that's somebody else's fault instead of admitting I sold my customer a bad product to increase my profit."

Thanks. That was my thought, too. But he was instrumental in getting some other problem fixed that wasn't obvious to me, but ended up costing the builder a tidy sum to fix. So he seemed to be an advocate for me (big builder who subbed out all aspects) when we walked the house.

But you're probably right that he was the one who picked the toilets based on profit margin (maybe they were given $X by builder to install the toilets and they went as cheap as possible to max profits). Appreciate the feedback

All new model toilets are low flow and that is per code. I don't know what you have installed, but look into the higher end american standard models. I can't remember the name of it right now,but there's one they tested by flushing like a dozen golf balls at once and it never clogged or backed up.

Since wind destroyed mine, any rec's for storm doors? Thinking I'll just do Larson/Lowes. Is Low-E glass worth it for Northeast climate?
