Why in the world would you want to go knock on the guys door and risk a possibly violent altercation. Even if the chance of that happening is only 1%, why risk it?
And if for whatever reason you absolutely feel the need to approach the guy at his place, at this point it should absolutely only be done with DFW/sheriff/whatever law enforcement in tow, and only with hard evidence of the trespassing.

You can sabotage the tree stands that won’t be immediately apparent to the hunter. i.e. pouring liquid tide detergent all around the area they hunt.

If you want to go a special kind of crazy, you can tranq the bucks and hacksaw their antlers off.
what?

It would be a little work, but you could set up a streaming camera inside the tree stand facing the entrance. You'd have to make sure it can get a wifi signal out there, but it would be sheltered from the weather, it's a spot you know he's likely to go, and I imagine you could hide it where he wouldn't first notice it until he's looking right at it. Then at worst you have video of him trespassing, and at best, video of him stealing your camera while trespassing.

It's a tree stand, not a tree house.

Most memorable sign of this genre I saw was in east Texas a few decades ago:

"No Trespassing! Survivors will be prosecuted."

That is simply false. In Virginia you don't even need to post any sign at all. It is a specifically designated crime to hunt on private property without previously obtaining permission under Va Code 18.2-132

That statute only provides a $500 fine, where hunting on posted property (with either no trespass or no hunting signs) carries a $2,500 fine and potential jail time. Game wardens in Virginia would be happy to cause trouble for the trespasser in this exact situation.

-Universities do deer pop studies all the time. It’s usually mutually beneficial to the land owner who gets educated eyes on his land. This one doesn’t really apply though with only 40 acres.

-Deer are very sensitive to scent and detergents would drive them out of the area.

-The fourth piece was a joke about poaching. Conservation officers in Africa tranq elephants and saw off their tusks.

In that vein you could spread around some wolf or other predator scent in their hunting vicinity.

I've thought about this a bit and here's where I'd start:

Do something nice for him.

Go introduce yourself and either bring him something of value or offer to improve his property at the same time you are working on yours. For example, you mentioned that you've cleaned up trash. Tell him you are cleaning up trash and it would be easy for you to clean his as well -- something like that.

Don't mention the deer or the stands or the hunting. Keep things short and cordial.

If this goes well then just let him stew on that for a bit before proceeding.

I think you'll get MUCH better results if you start the tone off right.

Then be real nice to him and clean the **** off his stands when you are picking up his trash! You should probably let him **** your girl too and, ya know, make no mention of the trespassing or poaching.

I would be working on my property line with a chainsaw the next time he and his buddies are getting ready to hunt.

There's really nothing to update yet. Nothing more has happened. If something happens I'll post an update.

Thanks for the ideas. There's exactly zero chance I do any of the things you recommended.

Take pictures and sell the nice tree stands on Craigslist. Say you thought they came with the property when you bought it.

I disagree. I've had good experiences in the past exerting my position and making it known that I won't be a pushover. I don't think you have to bend over backwards to get along with people when they are knowingly disrespecting you.

If I were to go out of my way to be helpful, and do nice things for them, after they've knowingly **** on me, then that sets a pretty terrible precedent.

Very often people will continue to push until you push back. Once you push back that's usually the end of it. Most people don't want to fight against someone that will fight back, whereas they're more than happy to bully someone who acts weak.

Update:
Nothing has happened. No one has come looking for their tree stands and there's nothing else to report yet.
