Only one interest but wanted 11 ft ceiling in the garage which I do not have.To be honest wasnt expecting much. People want to see a finished product

Electrical passed in the basement today and insulation is done. Have a full insulation inspection tom as well as a mechanical. Pass those and I am ready to drywall. Plumbing does require an inspection on basements

Insulation passed today. Ready for drywall as long as my mechanical passe tom

Also feel sorry for the guys delivering over 4000 sq ft of drywall tom. One of the worst jobs loading that into houses heavy and awkward

Drywall delivered today. Guys damaged a window but are paying for it. Mechanical Inspector was a no show. Concrete guys are pouring the garage pad tom. That was a surprise as I didnt expect them out till next week. They say they can pour the driveway and sidewalks in about 7-10 days.

It seems if i dont have picture I loose my classes attention span

Poured the garage pad today and they are doing the steps tom. I had left three messages with a drywall guy and never heard back. Thought I was screwed till he showed up at the site. Lost his cell phone. He is starting Monday.

Mechanical inspector never showed hopefully tom.

New steps still no Mechanical inspection City is so screwed up sometimes. My scheduled completion date is now July 1st

Failed my Mechanical inspection. Need to find a new Mechanical guy also. Plumbing is being completed today

Passed Mechanical. Learned a lesson though DO NOT HIRE friends friends.
Turns out the guys work was ok but nothing great but he was overpriced my $2000

Stone work is looking good though

Drywall began today over 14,000 sq ft of board $20,000 approx supply, mud and tape

Driveway gets poured tom

Ok Driveway is poured.




Duplex Project is starting also Demolition begins today as I received all permits from the city. All utilities have been turned off also.

Bungalow 2 I also filed today for Development and Building permit

The house looks great, now comes all the fiddle ****y stuff to get to completion. The type of days where you look back and say, "I was here all day and didn't get anything done". Have fun and stay cool.

Are there any cuts in that concrete? I would assume there are but I can't see them for the life of me.

Hopefully saw cutting the drive today .............usually about 24hrs after pouring, also more cuts the better nothing bigger then 10' x 10' was our rule when pouring. Did you use full fiber in the mix?

Today we Bulldozed the dump in the Dale Took 45 minutes

Have not got the bill yet My Budget had $10,500 for a standard driveway and sidewalks but I went with the exposed aggregate. So waiting on the bill

Concrete was the one area I really underestimated on this project ranged from $200-$235 a cubic meter and bungalows need a ton of concrete

Amazing thread. I've been glued to it from page 1. Now you said you have no previous experience in this field, so out of curiosity, what did you do before you got into this? Must've been doing something good if you dated a lawyer, eh?

I was a sales rep for an industrial lighting company(sold Lightbulbs). Was consistently in the top three in sales but butted heads with a new manager and left. Started new job and got laid off and played poker for a living. I was good but not great and found it very stressful. I was going to look for a job when my buddy approached me and said lets get into the Real Estate game. He told me I got the money and you run it. He figured I was smart enough to figure it out.

weather she was a lawyer or not really didnt matter she was a great gal. One of my life regrets. Havent dated much since

Watching the demo was like a kid watching another with a new Tonka truck
