I'm building a house, and my budget is about one of your luxury houses - I'm interested in what "green" building techniques you have found to have been worthwhile, not from an ROI perspective but more of a "do it right" perspective specifically with regard to air quality and energy savings over a 20 year + period. All I've really done is read a lot of greenbuildingadvisor and hired someone who's built similar houses in my area (northern zone 5). I'm including a lot of items you'd probably guess, but just interested in your experience as well and specific products you may like or recommend, as I'm specifying a lot of those in at the moment to ensure this is done how I want.

I'd also add, as a luxury buyer <40 with kids, I'd take a wild guess that there's a market for "green" everywhere. Idk. Anecdotal. Seems like I'm spending ~4-10% more overall though between extra materials and extra labor, so maybe that's a non-starter for a gc without a specific buyer in mind?

Many of the green building techniques are being mandated by permits. Also here in Alberta the builder is responsible for a 5 yr building envelope warranty instead of the old 1 year.

Some of the things I added for my builds are
  • R22 Insulation in all the walls
  • Spray Foam all rim joists
  • R50 in attics
  • Gold HRV unit on HVAC
  • LED potlights and Lighting fixtures
  • IN Floor Heating in the basement slab
  • Stucco or Hardie Plank Exterior
  • Platon Membrane on Foundation
