Quick tip for the future. Don't ever use a realtor as it costs you leverage. Buy your next house through the listing agent who works for the seller. By doing this the listing agent gets the full commission and therefore has huge incentive to convince the homeowner to accept your lowball offer. Not selling to you could cost the realtor 2.5% of the commission if another buyer uses their own agent.
What lowball offer? OP doesn't make lowball offers. He places high ball offers and then goes all in on the first home he falls in love with even though it's clearly not in his best interest.

I think going without an agent varies from state to state (and broker to broker). Here if you don't have an agent the listing agent will often refer you to use another agent from the same office.

I've met many real estate agents over the years and I wouldn't say they are the scum of the earth. I've met many poker players over the year and unfortunately I can't speak so kindly of them.

But then you double cross him and not use him by going direct to the listing agent.
Or what could happen is the best agents will turn you down and you'll be stuck with a **** agent that will mismarket the property allowing someone like me to swoop in and buy it at a 20%+ discount to what it should sell for. Thanks for the free money.

Lol, youre so butthurt about this, why so personnal? The exact situation he is describing happened to me last summer, made a lowball offer on a motivated seller who had just dropped his price from 149 to 140. I offered 117. He counters something like 138 I cant remember, I deny and move on. 2 weeks later the sellers agent is calling me telling me they will be lowering the price again and if I want to make another offer before it goes public? Of course I do, I offer 125 and the seller accepts with no counter.

You think he would have called me if I had a buyers agent? No damn way.

Its called double-ending in the trade. DRE doesn't like it because of potential fiduciary conflicts. My experience is that the agent will definitely work harder to get a deal done double-ending than simply representing the seller.
