to the guy who asked about HOA, it's pretty insane at .54 a sqft/month, which is ~1k/month on a larger 2 bedroom. when you consider rent on one of those is ~2400/month renting becomes a no brainer
i moved into to panorama in feb of 08, my unit has already depreciated over 150,000$
Panorama has the second highest HOA fees in Vegas (cannot count CityCenter because owners havent moved in yet), its way way way too expensive. Owners are all barely surviving when they rent out, often the rent is lower than the cost of maintaining the mortgage - and they still have to pay taxes & HOA fees, ouch!
Warning to renters - In Nevada foreclosure notices to renters are notoriously short, you might get a notice on your door 3 days prior to the day your forced to move out with almost no recourse. 2010 is the year that Forclosures at Panorama will explode because the 3 year ARM mortgages are kicking in, be careful!
