I imagine Carrollton is also a seller's market. Hopefully you don't get in to a multiple offer situation.

Buying + remodeling rarely is less expensive than buying move in ready though don't you work in the housing industry?

Yeah, seller's market. We've only been looking for like a week. I think the buying/ remodel is going to be a last resort. There are a few houses that are reasonably priced that need flooring changed.

And yeah, i work in flooring. Can get painters and drywallers pretty cheap also.

What kind of specs y'all putting out there?

3 BR, 3.5 bath, ranch, with den, formal dining AND breakfast area. Master on private end of the house with his/hers throughout. 2 car garage. Good schools, low traffic. Fenced back yard. 3/8 acre...all city utilities. New roof and fresh paint. Walk-in closets in all br. Master bath with garden tub and large shower enclosure (multiple head/single control). Gas heat, hot water, dryer, and range. Dual HVAC, master on solo.

House has some personality and god awful green carpet. We need to take out the carpet, replace some ceramic and some laminate wood with some better stuff. Need to paint a lot, but we got the place at like 20k under every house in the neighborhood. Probably 15k worth of remodeling.

4br, 2.5 bath. His and hers walk in closets in the master. 2500 sq ft. 31x24.. maybe 31x21 living room. Big enough back yard to add a pool in the future. 3 car garage and a heavy duty 3 car wide carport.

Got house inspections today, fun times.

Debating on doing a video tour, but I also don't want to post it if I make one without Daisy's consent. I'm not sure what kinda plans she has, or what she wants people to see before remodeling. Women amirite

I probably wouldn't do the video tour until after closing.

Also, sometimes the post inspection credit back negotiations can be just as involved as the initial price negotiations.

Have you shopped around for home insurance yet?

We didn't get to negotiate pricing, we had other bidders. I feel like we got a good price.

Have not shopped around for house insurance her. I'll probably stick with geico since that's what our cars are tied into.

What insurances are we paying in the monthly mortgage? I thought it was home. I'll check it out

Yes, home insurance can be rolled in to escrow account and thus be included in your monthly payment along with property tax. You will still need to find an insurer and forward that info to your lending company. Typically, having your car and house insurance with same company will give you some discounts so you might have to do comparisons on the total premium.

I would also start getting all your financial info lined up (proof of income, proof of funds for downpayment, etc...)

You want to move fast because you don't want the loan to get approved too late and miss your closing date.

Loans take a bit of time due to appraisal from lender, underwriting,etc...

Also, don't open up any credit cards and don't make any big purchases until after your closing. Same thing with large deposits. So if you bink a poker tourney or something, wait until after the closing to deposit.

Ok, just make sure your lender knows that he has to have your loan ready by your closing date and get him to start moving on the appraisal, etc...

Played Poker live in my 2 weeks vacation maybe 3 times. Net about +3.5 BI's. I felt rusty the first session, but by the 3rd session, i was back in soul reading mode. Felt sharp, felt nice.

Just so tough to play during the week with a full time job. I require a lot of sleep, apparently.
