Iím smart enough that I like to think I could buy real estate and figure out how to make it cash flow positive with as little headache as possible. I donít know, my grandpa told me my whole life that was the key to financial success. But he got really lucky when he got in the market in the 80s.

It's pretty much a given that the more you mess with the money the less you will end up with in the end.

It really is as simple as maximizing tax advantaged space and investing in well diversified, low cost funds then forgetting about the money and never messing with it (except maybe to rebalance occasionally but even that is debatable.)

I don't doubt that if you were passionate about it and did your homework that you could be successful at it, but it's a question of whether it's worth your time compared to a truly passive investment. Being successful in real estate can be as much a second job as it is an investment and there are quite a few other things I'd rather do with my time, either personally or for extra income. There are certainly other ways to financial success, especially for someone with a a career in a high-salary field and a nice nest egg to invest early-on.

At 6% you get to a million in 20 years if you save $25k/year.

If you really want that million to mean a million you have to do 6% above inflation, so like 8-9%? Or save a little more money. Or work a little longer.

Smart people have terrible experiences in real estate too, and they make money sometimes still, but it can be a lot of work. I've owned 3 apt buildings and 3 houses with mixed results monetarily and hassle-wise. Some of the hassle was bad because of where the properties were, but I have friends who had one nice house in a nice area and the tenant ended up chopping a single family house into like 5 units and building crazy walls inside and another tenant in another nice house who went crazy and lived in a shed in the backyard and filled the house with trash. One time a water pipe broke in an apartment building and cost me $2k just in water - not even the damage.

If you have really easy to manage properties, then maybe property managers can take away most of the hassle, but they will let you down if there are real problems and you'll be very lucky to not be cash flow negative - and just counting on the appreciation.

You can definitely make more money off real estate than very safe stock/bond investments, but you will definitely be doing more work, having more headaches and will have way way way more liability.

I'd consider being 42% of the way to your $1 million in 20 years goal, without having to do anything or save one extra penny from here, to be pretty damn good. If you could max out your 401k every year at that rate of return, you'd shoot right past it.

Speaking of the 401k, one thing to definitely check asap is whether your company matches any % of your contributions to it. If so, that's an instant 100% return that you're throwing away every paycheck if you're not taking advantage of it. Even if you're uncertain about tying up money with 401k restrictions, at least maximizing the match is kind of a no-brainer if you can manage it. Even if you had no other choice but to pay the early withdrawal penalty to get it out, you'd still come out ahead.

That's with a starting amount of 25k. If you start with 130k, you're in even better shape.

Yeah, the stuff before my post was tl;dr. You only have to save $16k/year if you start with $130k.

Yea - i already have a hard time keeping track of all my accounts and bills and stuff. No one ever taught me how to do this and in the past itís been very simple, but now itís annoying. I need to get more organized

yea it makes a good point about waiting a while. I don't know if I want to wait a year but i'll probably go the route of putting most of it into a 3 month CD until I figure out what I want to do. My grandma was telling me I should set aside a few $K and take a vacation. But work's really gonna be too crazy to do that until summer probably.

I forgot to write about it but I had the most anxiety inducing round of golf the other night. My friend invited me out to play with his friends, but they're all scratch golfers. I didn't really want to do it but my friend didn't have a ride and REALLY wanted to go.

I didn't get a chance to warm up or anything and they were making fun of my starter clubs. Kind of douchey guys but I held it together and didn't embarrass myself that badly.

Last night I was practicing and figured something out because I didn't hit one single bad shot for a whole bucket. They weren't long, just high and straight and contact felt nice. I closed my stance slightly and that seemed to fix the weird push right problem I have. I was actually pulling the ball a little which is usually a good sign for me.

I was hitting so well I decided to play a hurried 9 holes with 1 hour until sunset. Of course as soon as I got on the tee I couldn't hit the ball. Had some decent shots but overall it was hot ass. I think I was a little tired from the warm up.

Still managed to bogey both the par 4's even though I took 4 shots to get on the green, that felt good. A bogey on a par 4 is basically a par for me. I had a few other scrambles too, my short game was insane. I basically didn't miss anything or was tap in 2 putting. I was only +8 going into 8 which is unbelievably good for me, but then I tripled 8 and 9 :/ still was one of my better 9 holes though.

Some girl thatís been on the periphery of my friend circle hit me up at like 6:30pm last night and asked if i wanted to go see a johnny cash cover band at 8. I was like sure.

My place was in no condition for company and i only had like 20 mins to get ready AND make it presentable but i just sacked up and got it done even though i really wasnt feeling up for it.

Had a decent time, had sex, and then she left. Seemed like it might happen again. Shes a little on the lower end of my standards but not bad at all, pretty good lay too. For how bad i feel about myself and my body and my mind i feel like im doing ok with ladies lately.

I need to start appreciating the positives of my day to day work. I get paid to play around on a computer all day doing interesting things. That's kind of cool. But on dating sites, the only thing girls are interested in is my captain stuff. I may just drop the software thing entirely, it's just boring to people. But to me it is super interesting and hard and frustrating but sometimes fun. I can't really "be myself" around girls because I just don't share a lot of interests with anyone I'd be interested in dating or who'd be interested in dating me. I dont have a ****load of interests in general, I get narrowly focused on particular activities for a year or two and move on to the next big venture. Idk I just feel like a really boring person but I don't mind my life at all.

I just turn the conversation on them, girls (i guess people in general) love talking about themselves. I have a really good conversational knowledge about a ton of topics so i can just branch off from there. Iím a good conversationalist.

But yea like wtf do i talk to them about me? Analyzations of a particular Hearthstone meta? Lol

Probably the ideal situation for me would be another nerdy software developer. But thereís not a lot of women in the industry. And the subset of that group iíd be really attracted to is probably low too.

Pick one of the vanguard lazy portfolios and invest everything you don’t leave in an emergency fund, and just make sure to rebalance every year or six months, whichever you choose.
