there's only one highway leading there which is already packed during rush hour, building a casino will gridlock surrounding areas for years

multimillionaires don't gamble. studies show that something like 75% of people with 7 fig+ net worth spend $0 on gambling. you want your casino in high population density area with a low-middle class population, preferably already in area with ready to go infrastructure and access to public transportation
casino built in Coney Island would straight up murder any business for lol shinnecock idiots and I'm not even sure if it would make money with zero competition (and there's already one ready to go in Queens)
