Uh rays has posted numerous pics/ videos of himself so pretty much everyone who's been reading this thread knows who he is and what he looks like. Earnest money handed over and purchase agreement signed. Current odds of closing 80/20.

Backstory.
Listed our house for $367k last month. Sold first day otm.
We close in 2 weeks May 6th....supposedly.

Put in an $40 app and got approved at an Apartment in town for following our closing. Put in a holding fee $150 to lock us in. Apartment ready May 10th.
Also tho...
Been looking for a cheap house or a flipper to save on $18k year rent...if go apartment route.
Just looking for something that I cd sell for whatever money I hv invested in the cheapie house.

W time ticking down, Found a gem!
Driving home from Bagz, a couple miles from home, I see a ‘for sale buy owner’ sign. A slow down Uturn and creep up in the driveway. Rubber necked my way around the property from the car, nestle back in some woods. Position myself to exit the property as I push the # into my phone. Second ring and a answer came just as I pull back onto the main road.
“This is Austin speaking...”
He said, he just put the sign out and asking $150k.
My price range ears perked up and tell City Limits I wd like to see this beautiful property before anyone else. Please just gv me a time, I’ll b there.
We meet, I like what I see, and willing to gv asking price. BUT Before, I feel him out. Get a READ.

So, “what’s ur situation w this house?” What $ amount are u happy with?”
Villain : “a guy offered $120k sight unseen last night.”
Hero: “I’ll do it for 125k right now if want to sign the papers.” *sidenote: I came w purchase agreement and sales disclosure. I was ready lol. Time is of essence as well.
Villain: “I wd like to see what this other couple, coming this evening, is gonna do before I take 125.”
Hero: “$128 is my offer before I leave. I can’t promise u anything tomo. As I’m checking out a couple other houses. Sidenote: *no other houses checking out lol.
Villain: “I really want to get $130k and I’ll do it right now.”
Hero: “Sold. Let’s do it.” “Cancel all showings please.”


I can sell this for $150k mid summer without doing anything. Though, gonna reside there for a while why we figure out next moves.

Break even wd be selling this temporary home for the same as what we put in. That includes just about everything but utility bills.
Purchase price, Property taxes, insurance, labor, materials, closing costs, taxes, etc.

This will be a cash purchase.

Poker just went from 5handed to 7handed last week. I’m trying to get caught up w these putting green installs, then will b back on the felt/flip grind.

Yes buyers choice. If financed I think it’s required by bank. Tho, I’m buying as is. No inspection. No appraisal.

If he spent 130k on the house, lives in it for 12 months and then sells for 130k, it cost him nothing. If he paid for an apartment for 12 months he would spend 18k and get nothing back in the end, so he has 18k more than if renting an apartment.

Of course, that is only true if BS made a good enough buy that he can sell it for what he has in it when he goes to sell it. He believes he did, which is all we can go by. He may be able to make a few cheap upgrades and sell it for more than he has in it or prices may drop and he won't be able to sell it for what he has in it, who knows. But if things go to plan he will have at least 18k more after selling the house than he would if just renting for a year.

Of course you could also argue that paying 18k in rent and investing the 110k in something that gets 20% return would also land you in the same spot.
