I am agreeing with the other posters, selling the apartment is a bad idea when it makes you money every month. It's paid off, correct?

Should keep it, no stress revenue and might actually be fun to take care of.

I have 3 rentals myself (single family homes). I could easily sell one and pocket 60 to 70k. But these houses are part of my retirement plan. I don't need the money now. In fact, I am buying another rental. I find managing rentals super super easy.

If I sold a house now, I wouldn't have no use for the money. It would just sit in the bank or get thrown into a 401k.

Just curious. Obviously, this may be too personal for public forum, and if so, I get that.

I hv a few plans w the cash, but gonna wait til the end of the year after the $40k mission. Prehaps this is part of my retirement plan.
Though u r correct, The Melody has been very good to me. Tbh, i wd b lieing if I said i wasn't having any sellers remorse.
It's just time for the next phase in my life. I get pretty bored easily w things, and always looking for the next great thing to keep my life fresh.

First off, thank u. I always try to give my best effort.

In the past I have played higher, and will so again in the future.
To me what is important is being financially secure, and having no debt. With that comes the choice of either building your roll to play higher, or using your winnings for other things...aka paying off The Melody, down payment on a house, sym, invest in properties, etc. Basically, it's a matter of choice. I pride myself not to have any debt outside my mortgage, and always being smart w my money.

I just hv a gut feeling that i am been running over ev w The Melody, and want to get out while the getting is gd. i hv plans

gd news: deck and landscaping completed, so the rest of the month i can gv more focus to the grind.
bad news: +$77 so far this month @$7/hr.

Did you ever talk with a realtor? Obviously its hard to say what a property is worth over 2p2 but thats a 20% cap rate, which is crazy high especially when most rentals return 8-12%

No need to talk to a realtor.
I saved over $10,000 not using a realtor.
It's an older home. Yes it does do gd w the rental, but the house is old. I bought it for under $100k and put under $25k into it. I'm cool w the $30k profit and all the income I collected over the years.
Now I'm done it and ready to move on.

Not true. I left on my own terms. Players may hv thought I got kicked out, but I didn't. I wd tell u if I did.

It all started when I arrived Friday morning and sat down in a full ring 1/2 game. After 90 mins of playing, the second game opened short handed w 4 players. This is when I see a big gambling fish, The Roofer, come in a sit down at the other table. Like a true table hawk that I am, I ask for a table change.
This is where it's gets stupid...
For some reason, they were trying to deny me from going to that table. I know it, and they know it.
Our table was full, and the other table now has 5 players. Any other floor outside of this floor guy wd never even question it in this situation, and wd simply grant the table change request. But, this time I feel he is deliberately trying to hold me back. What makes it worse, I see 3 people sign up after I request the change and all 3 get sent to the table I requested.
This is when I went up there and said "why are they going there when I requested a change?". He told me because one player is 7 star and he has the choice. My reply, "I get that, but he wasn't even in the building when I asked to change". "Moreover, I asked before u sent all 3 players to that table". I continued on saying "why u all trying to deny my request".
Some words were exchanged, and I plainly told them, " I requested the switch when that table had 5 players". He said, give me 15 mins and I'll move u, and I again said "5 players".

At this time, I wasn't in the right frame of mind to play, so I walked out.

That's the whole story, and exactly how it happened.
#fulltransparency

+$28 on that short day and reached the $11k mark ($11,009rt)

and OP is up +11k so far this year? congrats!
How much is that per hr?

and can someone summarize the $ won and $/hr for 2013, 2014, 2015, and 2016?
just want to see how feasible it is to survive full time on $1/2.

Note:
this year, I've played 60hrs so far and am at +$18/hr solely on $1/2 with (rarely used) $5 utg straddle.
yeah, SMALL sample size thus why I'm asking about results for previous years.

Sounds like you aren't getting along with the poker room employees very well? Wasn't there some kind of angle that happened a short while ago and it worked out to your benefit? And the dealer was mad or something? How is your tipping?sometimes if I am playing at my go to casino and it's a great poker room there is so much value in tipping the management and dealers extra. On top of being nice and kind you shouldn't ever have any issues EVER with requests.
I'm not assuming that you are a tipping nit. But let's sat you are a horrible tipper and not friendly to dealers. When you ask for a table change to the awesome deep stacked fishes table, they know exactly why, your chasing the action fish. They would rather give that dream seat away to a player who is a good tipper and someone who they like and have a good relationship with.

I don't want to name names, but all the floors are pretty bad except a couple that works directly w WSOP. The rest I wd never hire to run any poker room. They just don't understand poker. They hv some of the most idiotic rules, and customer service is poor. If u ask someone a question or speak up on something, u hv a gd chance of getting an aggressive response.

Why they don't hv must move games on 1/2/5 is dumb.
Why one floor will rule one way and another a other is dumb.
Why they make a big deal of switching a game when all players at the table want it switched is dumb.
Why they won't grant a table change request, and allow 3 players after I ask to go to that table is dumb.
Why they are in debt in promo money is absurdly dumb.
Why they open another 1/2 table when the other table has seats open is crazy dumb.
Why they cater to dealers instead of players is dumb.
Why they never respond to questions on their HSI FB page is dumb.
Why u never see the poker supervisor is unreal dumb.
How the poker supervisor has had this job for as long as h had is beyond me.
Why they rake 35% in the daily Ts is unbeatable.
Why they never show their rake on and major events and floors are clueless when u ask is dumb.
Why they r never staffed appropriately on holidays is dumb.
Why they are never transparent w "random drawings" is dumb. Although now, they r starting to draw them out of a hat. Only took them 15 years. Maybe in another 15 years they will start announcing it on the mic so no one has to ask.
Why a player always has to ask to consolidate tables when they r short is dumb.
Why they sometimes have 5 tables w 5 players is lol dumb.
Why a player has to ask for rake reduction is so dumb.
How some of floor got their job without any poker background is dumb. I want floors who hv played the game professionally and know want players want, and know how to run a room properly. Some of these floors wd b a gd fit to run a mattress company, but not a poker room.
I'm tried of writing I cd go all day.

2016
Attempted to go the whole month of March without talking. Lasted 8 days when I slipped and said, "Oh ****" while playing rummy with my daughter. #NTM led me into trading stocks where I started w $40k and went ran it down to $20k and then back up. Currently took $25k out of the market and have $18k left in the market. It was becoming stressful, so I thought o wd pull out some. Plus I'm getting closer to end of year plan and I can't afford to lose a big chunk of the stock $.
*Didn't put in a lot of hours on the poker table and ended the year $21,759.

2017
The Goal is simple. Try to make $40K playing 1/2nl. *Attempt number 2.
Currently as of 4/9/17: $11,104

I try my best to get along w everyone. I only speak up when I see a reason to.
U must know, this is my job, I'm not there for fun, I am there to make money. I dont like when people mess w my money.

There was no angle shoot while ago. What I think u r referring to is when a player accidentally put in more chips than a call, and so it stood as a raise. That's the correct ruling, and that's how it shd always be ruled. What is absurd is that I hv to call a floor over when the dealer shd already know this.

Tipping has gone down drastically. No more than $1 on any pots this year.

Of course they know why I wanted a table change, and tipping shdnt hv anything to do w my request. It shd b granted unless my current table is short or if they is a table change request list. Tipping or having a gd relationship shdnt hv anything to do w it.
