You need to look at each investment separately. So would investing 11k in doors allow you to sell the house for $11k or more than what the house would sell for if it didn't have the fancy doors? Would $400 worth of plants and mulch give you a good return? ETC.

When 10 people on the internet all say they would prefer a house w/ 2 updated bathrooms and regular doors to the same house w/ older bathroom and a fancy door you should probably listen. If the bathrooms are already updated then look at the kitchen or somewhere else that needs work.

Full disclosure: I am not in your target market to buy a 150k house so maybe I'm not thinking like your potential home buyers.

I did one of those putting greens for my landscaping company. Doing the fringe was difficult as we had to cut like 6 pieces and angle them so the grain of the grass didn't look all messed up. Do you have any tips for doing a good fringe? Also what gravel do you use for base? We used something called cart path chip.

I know exactly what ha mean on the fringe. If u turn the turf a certain way the color looks different. I try to run the fringe all in the same direction. Usually I follow the blades. The turf comes on a tight roll where the blades are turned over. It helps me w direction. The corners can b tricky.

Using a dense grade lime dust mixture for base.
