OUR WORK IS DONE ON THE FLIP!

Poker Grind starts next week.
Prob ease our way back until we can nail down a weekly schedule. Noticing these 2/5nls are kicking off daily, but starting later in the day. Wd like to play those games as much as possible, but still hv a lot on the plate right now coaching 2 teams (baseball and softball).


instructional league games Tues and Thursday night, rookie softball mon Wednesday Friday night. Basically, im at the park everyday.

Scalped bout $10k worth and rebought back during a little mana run last week. Plus, have earned 771 mana coins through their interest program (just for holding).
Now Up to 189,588 mana COINS!!!
Wd like to have 400,000 by October. Can only do that if it stays low .70s when we close.

We got 3 total, but traction is part of this game. May not ever go, but maybe one day we will get there. Players keep seeing it available, traction, traction, traction. Just takes the right people coming in one day.

Got to b out in 3 weeks and no where to go.

I tried an upscale condo downtown, but they are making it hard for me to give them money. Lol.
A nice little yuppy place that is close to the casino, convenient, a gd solid spot for fun, but pricey. All gd tho; housing is first class, amenities are great, and location is perfect.
The prob is, the application process takes more preparation than a self loathing aspiring attorney prepping for the bar exam. l need to show proof of income, or my last last 3 paychecks. This is where I may hv got off to a bad start. Somehow emailing this property manager about nodes, nfts, crytpo, poker, and flips. What hv I done?

As u know, I hold hardly any money in my account, and most all of my $ is invested in various places.
My email to them, stated I’m retired but have investments. That I wd be willing to pay the whole year upfront. Probably shdnt have gone all metaverse on her tho. Talking bout nodes, nfts, crytpo, flip, poker, etc. Oh hell, what hv I done?

Long story short, after trying to explain away my endeavors to some leasing agent that won’t let me pay the whole year upfront. This was the reply…



Well. Gonna hv to sell $30k worth of mana, transfer it to my bank, then screenshot the proof of funds. Send that proof to the shaunty condo that won’t let me pay the whole year upfront.

Not sure how much the bar exam is, but was $450 for this application process. $150 is a hold toward 1st month, $100 app fee, $200 to who knows what else. Suck my dic

You claim you can make $100k/yr. $100k prorated for 3 months =$25K. Let's say you worked 20 hours/wk, so $25K/2=$12500.

So add 35k + 12.5K = 47.5K. That's a cost.

$47.5K + $140k = $187.5K is what this house flip is costing you right now.

You're getting $165K for it. $165 - $187.5 = -22.5 k.

Plus, you'll have to pay taxes for on "$25" profit. That's another few K. Then there's property taxes and insurance you needed to pay for 3 months.

It looks like you easily lost ~25K on this project.

You say it way flat on Aug 9. It was at .74 then. It's at .91 now. So even by your own statements it went up 20%. Either way you still lost $$.

Tell me exactly what u want to debate.
If I wd hv bought MANA on May 19th instead of closing on this flip on May 19th. I wd be down on that investment. It’s really just that easy.

Sure we can pin point some random date and say I lost out, but ur point was if I bought mana instead of flip I wd b up 25%. It’s just not true. Please wd be down a little.

Others who want to chime in on taking the first offer. We had this discussion, but I can repeat myself again.
Opportunity cost basically.
Sell be gone quick, take profit quickly, put it on mana quickly at these levels.
Or dilly dally trying to squeeze another $5-$10k and while MANA goes up another 45% in a month. Just like it has the last 30 days. This is why I want to sell quickly, want this extra capital now to buy low.

Now 45% of 100k is $45,000, but yeah let’s hold out for 5k more on this flip.
