Yeah, the market is strong, even in Indiana. House hit the market (hype only, no showings) on Thursday. First showings at an open house on Sunday. Two of the couples who saw it on Sunday came back for formal showings with their agents yesterday, and we got our first offer last night.

Only one offer so far, but it is for 12K over asking and repairs waived. Even if we don't get any other offers, I'd be happy to take that.

That's hard to figure, since we did so much renovation, and because as seller we pay the agents. If we sell at that price, it is 47.5% more than we paid for it three years ago, but if we take out the money we put in, it's 31%. Since I did a lot of the cosmetic work myself, and I have no idea how much I should consider my own labors worth, I could argue it's anywhere from to 17-28%. Take away 6% for the agents, and we're still profiting by at least 11%.

Yup. 3% each to buyers' and sellers' agents is the standard. We're actually a bit under that, as our agency does a sliding percentage.

That’s a giant cut for agents. Jesus. Is almost certainly sell it myself rather than pay 6%

There’s rarely a thing called a buyer’s agents here and selling agents get 2%

As housing prices go up as a percentage of annual income, that percentage gets more ridic. Our agency just moved to a sliding scale, which actually starts higher (7%), but goes down the higher a listing price is, so I think we're at 5.7%. I suspect a model like that will end up taking over.

Since we are using the same agent for buying and selling we getting a hefty discount on services down from 6 to 5!

Recently mulling over a half baked idea to squeeze a small in-ground pool into our backyard (thinking 15' x 10', maybe even smaller) for just cooling off in the summer. Any pool owners here? Pros / cons / thoughts / opinions?

Pool = a hole in the ground you throw money into. Chemicals, maintenance, running a pump/heater, etc.

My dog loves it, though. So does the wife. I get very little value out of it besides making her happy.

How many months of pool weather do you get up there? Without a heater, I've just started getting into my pool here in the desert Southwest. And I expect I'll be able to use it until maybe the 1st of Oct.

I have owned two pools in the past. Young kids or on the way......maybe. ANY other reason, never again.

To JUST cool off...this would be WAY less hassle and use much less water even if you fill/empty/refill/empty 50 times a summer.
