San Angelo, Texas was the nut low, AINEC. Over an hour's drive to the nearest freeway, and another hour after that to anything I'd call a real city. Dusty, economically depressed, the water smelled of sulfur, etc. As I often told people, "it's not hell, but you can see it from here."

Nut high is a much tougher choice. Monterey is amazing, and I could never have afforded to live there without my military housing allowance. Germany was beautiful, and the food and beer were great. Colorado Springs was gorgeous and the local beer was even better than Germany's, though the aridity and altitude did a number on my sinuses.

Hey SABR, was wondering how much that car was. SPC and I own a bunch o amc and last I checked it was worth quite a bit moar than when I purchased it a few months back

Probably more likely a case of "not subconsciously turning off one of the folks I'm hoping gets involved in a bidding war." I mean, it's not like we're in Boulder. Indianapolis' market is good, but it's not "nothing stays available for more than a few days" like some places are.

About $80K pre-tax. A lot for an old car.

Transmission and suspension components are very expensive to replace, otherwise it's fairly reliable. Speed bumps are a ***** though, the car is very very low.

there is always a large group of people willing to pay a premium for move right in/nothing to do/perfect as is. Those people don't want to see anything old in terms of paint, imperfect timber/iron etc. And additional small things can make a significant difference with them...nice large house numbers, modern well kept mail boxes etc etc...things that handy, practical people like you think of as tiny/unimportant/easy fixes can make a huge difference to buyers who are paying for a 'perfect feel'

prices in our area have gone up more than 30% in the past year. We decided to get a valuation done by two separate agents. Both gave us a conservative valuation of a lot more than double what we'd paid 8 years ago, but both also told us variations along the same theme, which was that if we spent approx $100k, we'd likely get an additional 3-400k at auction, because we'd get the 'omg it's perfect, nothing to do' Princessy buyers.

interestingly, both said upgrade the doors, windows, polish the floors and paint inside and out... which was what we'd have expected. Both also said that changing and modernising the light fittings was a key thing, which wasn't something we'd have thought of. Apparently light fittings are a hidden 'how nice a house is this?' indicator, which I'd never have guessed.

Yeah, Sr Walking refused to install AC in our old house, because spent money is lost money. I even bought them a window unit during a dangerous heatwave, and next time I was home it was gone. Finally at the end of 30 years, the realtor tells them it won't sell without AC

We looked at a house in Montgomery Alabama, of all the hot humid locations, that didn't have AC. Just amazing.

House had a lot of potential, but having had no updates and little maintenance since the 50s, it would have been a huge project. And once I added up what it would take, I came to a total that would bring it up in value to almost exactly the price of the work and the requested purchase price combined. If I'm going to deal with that kind of work, I at least want to come out ahead on it, so we passed.

There is a politics thread in the Puzzles and Other Games forum that is quite literally filled with raging lunatics. The stuff is so utterly insane I feel like it has to be a long running troll. Sadly I posted in it once so now it comes up in my Tapa feed

I have an admittedly firm bias towards real estate agents (I can't decide if they fall just above or just below used car salesman). But in the end, I'm pretty sure they just want to sell their places as quick as possible with as little effort as possible. So as much work as they can pile on to their home owners to help meet their own ends, the better. And whether this work actually helps or not is irrelevant cuz it ain't no sweat off their brow, so no harm (from their perspective) of convincing their clients of all the "necessities" that will be required for them to implement.

Anyways, just my extremely biased (/jaded?) take.

I'm with you about realtor assessments, gg.

When selling our house(s), I generally used two appraisers to tell us "how much would a bank lend to a buyer" for this house. I would follow them around as they did their thing, asking several "if we did X, would that add more value" type questions. Most of the appraisers loved to talk.... which was really beneficial. Cost of two was the only downside (300-400 each for residential property in the US)

It pretty much boils down to comparable homes sold in your area.

Everything else carries very little value, especially when we are talking about 800k+ range.

Meh. The desires of the realtor and the homeowner both intersect a great deal.
If the realtor says doing XYZ means the home can be sold for more and possibly quicker, and that turns out to be true, then that benefits the homeowner more than the realtor in the end.
