The stock market is in a bubble as the returns that the market is giving is greater than what financial advisors can offer , so by definition the market is over performing and will need to adjust.

Another sign of the olds, my unfinished business dreams have migrated from school to work. Now I dream I'm back in the lab and still haven't run the experiments. If it progresses, I explain to the lead scientist that I was off at law school but will come in on weekends to catch up. And I'll find a white coat to wear.

Yeah, ldo. Wife liked the idea of the house going to folks who would obviously cherish it, though the folks behind other offer likely would too. We gave the first couple the option to match the high offer, so I don't feel guilty. If they'd even gotten close, I could see her point, but they were almost 10K below.

an important part of the craft element of being a good ‘middle man’ when bringing two disparate parties together to make a sale includes the transfer of enthusiasm. I do it all the time with both sides when navigating the interview process



sounds like their agent is very good at his/her job.

A house in my neighborhood sold last week for $40k over asking. Which is $135k over what the house sold for in November 2020. Wild market indeed.

Yeah, Indy is not that nuts, but it's still nice. It's weird to me that we're selling this 3.6Ksf house built in the 50s



for more than we paid for this one,



on which we closed yesterday. 5Ksf, built in 1919, in heart of historic district. We decided that if we have to live in Montgomerey Alabama, we deserve to treat ourselves.

Definitely like my trees for look and privacy, so debris will actually be an issue.

Also would be heated, so that's another issue.

Will likely just evaluate this summer and see how often I feel I can't live without one.

Basically, this is where I was coming from regarding spending too much time/effort/$$$ on cosmetic touchups; I don't think they're relevant in these types of markets.

I mean, it's not like the investors were beating down our doors. We had 20 showings at the open house. 2 of those couples came back the next day and both made offers. Would they have if it didn't seem "move in ready" to them? IDK. Would they have bid the price up if it wasn't nice enough that they were emotionally invested? Once again, IDK. I definitely don't think they would have waived repairs though. Not having to sweat a bunch of repairs that sound like "a licensed electrician will replace the missing screw in the upstairs hallway coverplate" is worth a ton to me.

I've always been told that the process of actually moving is very stressful. I guess you don't find that as much thanks to practice?

Youngest stepdaughter who just moved into her new house is finding that. Course the house is in shambles and she has a ~1 year old, but still. Wife found her previous moves extremely stressful. I know other people who say the same.

My only "big" move was from my condo to this house where I didn't have a lotta stuff and the house was already livable, so no biggee. But I could see it being a lot more work if we ever moved from this house to another.
