Similar experience here in LV. Showed for 3 days, 50ish showings, 15 offers, winning bid was 30k over asking and they waived appraisal and didn't ask for anything for repairs. Completely insane if you ask me and made me glad I was selling.

The only downside is its going to an investor to be a rental. I also wanted it to go to owner/occupier but would have had to give up 15k+ and I don't like my neighbors quite that much.

Moving is still pretty stressful, despite practice and the military paying the moving company. Like right now, we're waiting for a mover to be assigned, and I'm afraid I'm going to have to go down first in order to start my new job on time while wife stays up here waiting for movers.

Non contact knee injuries usually don’t work out too well. Pretty inept by the training staff and coaches not to ice it, brace it or even look at it after the injury occurred.

Tks, mang. We found two suckers, so they could drive the price up!

Montgomery house is literally the one we've had our eye on for years. When the market was weak, they'd list it in the Spring, give up in the Fall, and re-list the next Spring. This Spring, when it got re-listed, it got snapped right up, but the people buying it got cold feet because "old house" and backed out. So it was back on the market just in time for us to swoop in.

this is the correct take.

My kids are now 15, 13 and 10 and they hardly went in the pool last Summer. But the previous 7 years in the house we got a huge amount of use out of it.

*caveat is that we live by the ocean so the kids have another (preferred) option to cool off, so you may get a year or two more out of it if you're inland.

when I first did mine, i felt a snap inside my leg and there was a sound like a gun shot that everyone on the field heard. But I've had teammates/friends who've fallen down then got up immediately played a full game and didn't realise they'd done anything serious til the next day.

it does seem weird that they wouldn't have looked carefully at it afterwards if it had swollen/he'd felt any kind of soreness and then done the check for it
