1/2 Effective stack sizes $350 at my local card house.

Game has become 5 handed.
Newer player opens UTG to $10. In the few hands he's played I saw him VB top pair on a 852 Board and I've also seen him bluff. Both pots he was making healthy sized bets. (he mucked)

I am on the button with 10 10 I make it $40.
He calls

Flop: J98

He checks, I bet $45 he calls.

Turn: 3 he donk bets $80, pot is sitting at $250ish.

Do I call here with the FD and SD if I am behind, or do I raise here?

Less pre. Standard is to do 3x in position.

Check back the flop. This is a great hand to check because you're gonna wanna check all your AK's and AQ's on this board. By checking a hand like TT as well, it ensures you're not always folding to a bet on a brick turn. Also, your hand really does not like facing a checkraise on this flop.

Turn is a call ap and fold to river jam UI.

Pre is ok sizing, i prefer 3x-3.5x IP 3b.

Otf seems like a mandatory check we hate to see a raise and 1010 is the easiest hand to play as a checkback and is super valuable as a checkback.

Ott seems like a call and folding on rivers if he donks again

I'm calling the turn. Hopefully river goes check/check.
