Against a good reg, I think this is almost always a jack. He figures you're checking overpairs back for pot control so this is his best chance to get stacks in. The donk pot as a stone cold bluff seems really unlikely from someone with a clue. I'd fold flop and feel good about it. Next most likely possibility is that he's playing too many tables and forgot who had the betting lead, but even so there's a good chance he has a jack if he's potting here.

How tightly do we have to be 3-betting before folding this hand becomes exploitable?

Maybe his thinking is as simple as 'my opponent only has 4 cards in his hand. He's not going to have a jack very often. By full potting I have to win exactly 50% of the time, assuming I check fold and lose 100% when called, i.e. as a one shot bluff. My opponent is going to have a jack much less often than 50%'. Hero should be jackless 81% of the time.

Min-raise isn't a horrible plan.
I prefer a fold. Make a note.
Pay attention the next few times he's headsup and the flop is paired. Create a read, adjust accordingly.
