Your premise doesn't match my personal experience. It's a shame we don't have data.

Eg: My sister and husband earn less than 2x, and her home is 5x more expensive...hard to find perfect comparison because she's in the burbs with 8 neighbours overlooking her backyard--land is too cheap here for that-- but I can say confidently that even an idiot paying a sucker price wouldn't get us above 3x...

And then you pay discordant property tax and insurance.

A lot of rural places will have a "local" rate and an "other" rate. They just assume (often correctly) that people out of town will have more disposable income. Also, there's less substitutes for out of towners for that service.

Also, just did a quick back of the envelope comparison of Grand Rapids vs Chicago. Median income is 13% more in Chicago vs Grand Rapids & Median home prices are 25% more going from a medium to large sized city.
