I addition to the parking question, find out about guest parking. Some places have a lovely spot for the tenant, but they bring in SWAT and scramble the fighter jets if you think about parking additional vehicles (if you were to have friends/family over or throw a slumber party). Do you even drive/have a car?
Check traffic, too. Bad intersections, heavy traffic with no controls, fire trucks and semis blasting past all hours...
Roommate is almost never a good idea.
Do they have a homeless shelter in Perth? Maybe you could just crash there? Don't take your record collection, tho.
