I used to live (own) in that area lol.. YOU DO NOT WANT TO BUY THERE!!! It's affordable, but it's North Las Vegas.. not a great part either. Seriously. The resale value isn't comparable to better areas and there's still tons of construction going on.
Do the convenience/grocery store thing (at night).. and then you tell me. I now live in the exact same area WCGRider lives in (Silverado Ranch, but it's 89183 now). Not sure on the prices here though. The house I'm in now was at one time almost $400k.. it's at about $220k now

When you buy in Vegas you really do need to have a good RE agent and someone you can trust. However, use my little "test" and be patient and you'll do alright. Question though.. why the hell would you want to move to Vegas?? I was born here. And besides for playing poker (and tourist girls), this place sucks. If it wasn't for being here for my dad, I wouldn't
want to live here. Not really.
When I was a casino dealer and someone would ask me about moving here or living here, I would tell them this: "Vegas is a great place for single people who like to party and maybe for old people who are retired. And only if you have money! But if you're young, starting a family or a career, it's terrible. The schools are not great, there's not too much to do (that's why I go to Cali so much) and the summers can kill you (if the casinos are bars don't)!
One last thing I tell people, "Las Vegas was built as a transient town. It still is. Always will be. You can make friends real fast. But rarely will you make good friends that last."
